Regional Property Manager / Ownership About The Jackson Apartments The Jackson Apartments is a premier luxury apartment community located in New Orleans' Lower Garden District. Featuring thoughtfully designed apartment homes, luxury finishes, resort-style amenities, coworking spaces, rooftop pool and lounge areas, indoor pickleball courts, and a hospitality-focused resident experience, The Jackson is redefining apartment living in New Orleans.

We are seeking a highly motivated, customer-focused Property Manager to lead daily operations, maximize occupancy and revenue, and create an exceptional resident experience. Position Summary The Property Manager is responsible for the overall performance and operation of the community, including leasing, resident relations, financial performance, maintenance coordination, team leadership, vendor management, and property presentation. The ideal candidate is an experienced multifamily professional who thrives in a fast-paced environment and takes pride in delivering exceptional service. Key Responsibilities Property Operations Oversee all daily operations of the community. Maintain high standards for curb appeal, cleanliness, and property presentation. Ensure compliance with company policies, Fair Housing regulations, and local laws. Coordinate with maintenance staff to ensure timely completion of service requests and preventative maintenance programs. Manage vendor relationships and service contracts. Leasing & Occupancy Drive occupancy and leasing goals through effective marketing and lead management. Monitor leasing performance, traffic conversion, and resident retention metrics. Conduct market surveys and recommend pricing strategies. Ensure leasing staff delivers a luxury customer experience from inquiry through move-in. Financial Management Prepare and manage annual operating budgets. Monitor revenue, expenses, delinquency, and collections. Review and approve invoices and vendor payments. Analyze monthly financial reports and implement strategies to improve performance. Maximize NOI through expense control and revenue growth initiatives. Resident Experience Foster a resident-first culture focused on hospitality and service. Address resident concerns professionally and promptly. Organize resident engagement programs and community events. Maintain strong resident satisfaction and online reputation scores. Team Leadership Recruit, train, coach, and develop onsite staff. Conduct performance evaluations and establish accountability measures. Lead weekly staff meetings and operational planning sessions. Promote a positive, professional, and team-oriented culture. Qualifications Required 3+ years of multifamily property management experience. Experience managing luxury apartment communities preferred. Strong knowledge of leasing, resident relations, and property operations. Experience with budgeting, financial reporting, and rent collections. Excellent communication and leadership skills. Proficiency with property management software platforms. Working knowledge of Fair Housing regulations. Ability to multitask and prioritize in a dynamic environment. Preferred CAM (Certified Apartment Manager) designation. Lease-up experience. Experience managing Class A multifamily communities. Knowledge of tax credit and mixed-income housing programs. $55,000.00 - $65,000.00 per year
