Job Description

Job Summary We are seeking an energetic and detail-oriented Property Manager to oversee the daily operations of residential properties. In this pivotal role, you will ensure the smooth management of property leasing, maintenance, and tenant relations while adhering to all applicable regulations, including Fair Housing laws and LIHTC (Low-Income Housing Tax Credit) requirements. Your proactive approach will foster positive community environments, maximize occupancy rates, and uphold the highest standards of customer service. Duties Manage all aspects of property leasing, including marketing available units, conducting property tours, and upselling rental opportunities to prospective tenants. Oversee property maintenance and facilities management by coordinating repairs, inspections, and vendor relationships to ensure properties remain in excellent condition. Administer lease agreements, contracts, and legal documentation with precision, ensuring compliance with landlord-tenant law and Fair Housing regulations. Utilize property management software such as Yardi or OneSite to perform data entry, maintain accurate records, and generate reports on occupancy, rent collections, and maintenance requests. Handle tenant inquiries and resolve conflicts effectively through strong conflict management skills while maintaining professional phone etiquette and customer relationship management. Conduct regular inspections to monitor property conditions, enforce lease policies, and ensure safety standards are met in accordance with legal administrative practices. Facilitate Section 8 housing programs by managing eligibility verification processes and ensuring compliance with federal guidelines. Coordinate with leasing agents to optimize occupancy rates through strategic sales techniques and upselling amenities or additional services. Maintain organized filing systems for legal documents, tenant files, maintenance records, and correspondence related to property administration. Collaborate with vendors for property repairs, preventative maintenance, and facilities upgrades using CMMS (Computerized Maintenance Management System) tools when applicable. Experience Proven experience in property management or real estate administrative roles with a strong understanding of landlord-tenant law and Fair Housing regulations. Familiarity with LIHTC programs, Section 8 housing vouchers, and related compliance requirements is highly preferred. Hands-on experience using property management software such as Yardi or OneSite for data entry, reporting, and tenant management. Demonstrated ability in customer service excellence—building positive relationships with tenants while managing conflicts professionally. Strong background in lease negotiations, contracts management, and legal administrative procedures related to residential properties. Office experience that includes filing systems management, data entry accuracy, phone etiquette mastery, and document handling. Knowledge of property maintenance procedures along with facilities management practices to ensure safe living environments.
