Phoenix Property Management & Midland Residence is seeking an experienced and motivated Property Manager to oversee the daily operations of a 136-unit portfolio located in Springhill, Louisiana. This is a high-impact leadership role for a property management professional who understands affordable housing compliance, excels at team leadership, and is passionate about creating a safe, welcoming, and thriving community for residents. As the Property Manager, you will be responsible for the overall performance of the property, including occupancy, compliance, resident relations, financial management, maintenance oversight, and staff supervision. What You'll Be Responsible For Community Leadership Lead and supervise office and maintenance staff. Conduct staff meetings, coaching, evaluations, and performance management. Partner with Human Resources on recruiting, onboarding, and employee relations. Create a positive, professional, and resident-focused culture. Occupancy & Resident Services Maintain high occupancy through effective marketing, leasing, and resident retention efforts. Manage waiting lists, applications, move-ins, and resident orientations. Ensure exceptional customer service and resident satisfaction. Conduct resident meetings and address concerns professionally and efficiently. Affordable Housing Compliance Ensure compliance with HUD regulations, Fair Housing requirements, and company policies. Oversee certifications and recertifications. Maintain complete, accurate, and audit-ready resident files. Prepare and submit monthly HAP requests and required agency reports. Financial Management Assist in developing and managing operating budgets. Monitor expenses and obtain approval for budget variances when required. Manage rent collections and delinquency procedures. Review, authorize, and submit invoices accurately and on time. Property Operations Conduct routine inspections of apartments, common areas, and grounds. Coordinate preventative maintenance and vendor services. Solicit bids and manage service contracts. Ensure the property remains clean, safe, and well-maintained. Respond to emergencies and provide leadership during urgent situations. QualificationsRequired ✔ Minimum 2 years of affordable housing property management experience ✔ Working knowledge of HUD regulations and occupancy requirements ✔ Strong leadership, organizational, and communication skills ✔ Experience supervising staff and managing property operations ✔ Proficiency with Microsoft Word, Excel, and Outlook ✔ Ability to work independently, prioritize tasks, and meet deadlines Preferred Bachelor's degree in Business Administration, Real Estate, Management, or a related field One or more of the following certifications: Certified Occupancy Specialist (COS) Tax Credit Specialist (TCS) Certified Professional of Occupancy (CPO) Housing Credit Certified Professional (HCCP) Certified Credit Compliance Professional (C3P) Accredited Residential Manager (ARM) Compensation & Benefits Phoenix Property Management offers a competitive compensation package, comprehensive benefits, paid time off, and opportunities for advancement within a growing organization.
