Description:
Kensington Investment Company is seeking an Assistant Residential Property Manager. This position will be primarily responsible for managing financials, service excellence, leasing and day-to-day operations of a 39-unit property in Dorchester, MA. This position will also involve a supporting role at our 94-unit luxury mid-rise tower and other properties in the Back Bay area of Boston. Candidates should be mature, self-motivated and experienced at taking responsibility for measured goals in a fast-paced environment. It is imperative that the successful candidate understand and live the success proven values of The Kensington Investment Company. The Assistant Residential Property Manager will be trained in all aspects of managing the properties and will report directly to the VP of Residential Real Estate. This is a growth position within a family-owned business, and the expectation is that the successful candidate will seek to explore responsibilities outside of the traditional ARPM role. Include:
Achieving 2026 target goals for the property Learn all aspects of Real Page software including resident input system, monthly billing and collections, A/P invoice approval, monthly forecasting and presentation Learn all aspects of marketing and leasing including how to tour a prospect, how to close the deal, application submission, lease completion, process deposits, move-in and move-out processes and procedures. Perform unit inspections, manage availability and pricing through Yieldstar, assist with community events. Collaborate with maintenance staff to respond to maintenance needs of the properties including follow up and management of 3rd party vendors and contacts. Cross train on other properties in our portfolio Maintain a high level of service excellence
Qualifications:
1-2 years of property management experience in residential properties Experience processing leases Experience with Real Page and/or Yieldstar a plus. Customer focused mindset Must be able to work at least 4-days per week onsite at our properties in Dorchester with occasional travel to other building locations in Boston. The target compensation for this position is $75,000 to $85,000 annually. This position is eligible for an annual performance based bonus.
