Job Description

ARCAP, LC
is looking for an experienced Property Manager for the Rocky Knoll Estates Community in Taunton. The Property Manager is responsible for the day‑to‑day on‑site operations of a 160‑site age-restricted mobile home community, including leasing, resident relations, collections, vendor coordination, and compliance with company policies and applicable laws. This role ensures the community is well maintained, financially successful, and provides a safe, respectful environment for residents.
  • Oversee daily on‑site operations for a 160‑site mobile home park.
  • Prepare and process all leasing paperwork, including applications, leases, rules, addendums, and renewals, ensuring all submissions contain required documentation.
  • Address resident concerns in a timely and professional manner, in accordance with lease terms, community rules and regulations, and applicable state and federal requirements.
  • Communicate effectively with residents and vendors, including explaining lease terms, community rules, and maintenance issues.
  • Maintain working knowledge of Massachusetts landlord‑tenant law and manufactured housing laws and codes.
  • Prepare and submit required monthly reports to the Director of Operations.
  • Perform consistent collections activities, including written and oral communication with residents, preparation and filing of legal actions, and court attendance as needed.
  • Utilize property management software to perform daily tasks; experience with "Rent Manager" software is a plus.
  • Conduct routine inspections of leased lots and common areas to ensure compliance with community standards.
  • Perform routine housekeeping duties in common buildings.
  • Issue site inspection warnings and notices as necessary, document in management software, and follow up to ensure timely correction of violations.
  • Coordinate and schedule contractors and vendors for maintenance, repairs, and capital projects.
  • Carry the community emergency contact phone on a rotating or assigned basis and respond to property emergencies as needed.
  • Prior property management experience REQUIRED, Manufactured housing community management experience a big plus.
  • Possible additional hours performing light grounds maintenance work.
  • Must have general computer proficiency, including MS Office and Gmail.
  • Strong customer service and professional phone etiquette skills.
  • Basic business math skills for handling rents, fees, and reports.
  • Strong organizational skills, attention to detail, and ability to manage multiple tasks.
  • This position is a 24-30 hour in-office work week with 3 posted office days per week.
  • Must pass background screening and have valid MA drivers license.
  • May require evening or weekend work to handle emergencies, resident needs, or special projects.
Pay:
$23.00
