regulations and guidelines. This role oversees property operations, leasing, resident relations, maintenance coordination, compliance, and administrative functions to ensure the property operates efficiently and professionally. Key Responsibilities Property & Operations Management Supervise maintenance staff and outside contractors Coordinate and oversee maintenance scheduling and repairs Conduct regular inspections of apartments, common areas, and grounds Oversee apartment turn/make-ready procedures Recommend repairs, improvements, and capital expenditures Maintain service order systems and inventory controls Monitor maintenance efficiency and budget performance Leasing & Marketing Supervise office and leasing staff Assist with advertising and marketing initiatives Conduct market surveys and prepare marketing reports Ensure accuracy and compliance of leases, applications, certifications, and recertifications Maintain waiting lists and follow up with prospective residents Implement lease renewal programs Resident Relations Deliver exceptional customer service to residents and prospects Address and resolve resident concerns and complaints professionally Oversee move-in and move-out procedures Build positive relationships within the community Financial & Administrative Duties Prepare purchase orders and assist with budget management Assist with daily bank deposits and payroll reporting Maintain accurate property files and records Supervise administrative staff and office operations Respond to on-site emergencies as neededQualifications Required:
High School Diploma or equivalent Accredited Resident Manager (ARM) certification preferred OR minimum of 3 consecutive years of site management experience Experience working with HUD and/or MSHDA regulations preferred Strong budgeting and financial management skills Excellent computer proficiency and ability to learn new software systems Outstanding communication and customer service skills Strong organizational skills and attention to detail Ability to multitask and solve problems effectively Valid Michigan driver's license and proof of insuranceIdeal Candidate:
Positive, professional, and team-oriented Strong leadership and supervisory experience Passionate about serving residents and building strong communities Comfortable working in both office and outdoor environments Work Environment This position works in both office and outdoor settings and may require exposure to seasonal weather conditions. The role involves frequent interaction with residents, vendors, staff, regulatory agencies, and community partners.
