Job Description

Vista Springs Trillium Village Grand Estate is looking for a working leader to join our management team of Servant Leaders! This position will head up the housekeeping department and also lead the daily coordination of tasks for the journeyman and related residential services functions. The role includes assigning daily work, setting priorities, following up on completion, inspecting the quality of the work, and making sure tasks are done correctly and on time. The Residential Services Manager (RSM) must also ensure compliance with HFA rules and regulations, with particular attention to life safety, environmental readiness, and disaster planning. This role is not simply operational, but also includes responsibility for helping maintain a safe, compliant, orderly, and well-run environment. In addition, he or she will be expected to help maintain the standards, appearance, safety, and readiness of our luxury, resort-style retirement living estate. This role also includes the responsibility for room turns, unit readiness, minor remodeling coordination, and cosmetic refresh work. That includes helping ensure apartments, suites, and common areas are turned promptly, presented well, and maintained to brand standards. The RSM should be comfortable coordinating and overseeing paint touch-ups, repairs, appearance-related improvements, and other light refresh projects that protect the quality and presentation of the environment. We are looking for a person with strong work ethics, hands-on mentality, pride in quality of work and follow-through, can work well with a team, and can pay close attention to detail.

Working conditions:
Full time Monday- Friday (available Saturday and Sunday) Typically 40 hours but may vary from week to week Working in some above average conditions, inside and outside exposure, on roof tops and HVAC areas.
Purpose:
Maintain the highest standards for a safe, clean, comfortable, well groomed facility environment for the staff, residents, and family members. Essential Duties and Responsibilities Free from hazards caused by HVAC Handle fire safety, drills and check fire extinguishers regularly. Maintain the upkeep of the facility grounds Keep in compliance with state, federal and local codes Maintain budget Coordinate the safety committee meetings Maintain the safety of staff and residents Purchase of supplies and responsible for inventory at facility. Recommends contractors when repairs are needed. Facility compliance in emergency procedure & MIOSHA. Repairs, painting and remolding when needed. Prepare rooms for new resident occupancy Monthly inspections of buildings Daily communication on future projects, plans and goals Orientation of all new staff (safety, fire, etc.) Non-Essential Duties and Responsibilities Participate in delivery of resident services. Oversight of housekeepers Assist with resident needs Participating in special facility functions Recommending capital improvements for facility May need to assist at the other facilities. Supervisory Responsibilities In charge of coordinating and instructing the Plan Operations Assistant on day -to-day job duties. Will instruct the outside contractors on their job tasks when needed such as snow plowing, lawn mowing, heat and air conditioning, refrigeration repair, plumbing and painting contractors.
