This role provides leadership to on-site teams and ensures that each property is operating efficiently, safely, and in alignment with company standards and financial objectives. Responsibilities include, but are not limited to: Financial Management Manage the accuracy of property's rent rolls, tenant ledgers, and Yardi reconciliation processes Ensure timely and accurate issuance of tenant charges, deposits, and adjustments Support the development of annual operating budgets Oversee rent collections and delinquency management to minimize outstanding balances Team Leadership & Administration Support the training and development of on-site office personnel to achieve operational excellence. Directly manage on-site leasing staff and coordinate with on-site maintenance to support daily operations. Maintain performance expectations and hold team members accountable to company standards Ensure compliance with Fair Housing laws and all company policies Support regular team meetings and property walkthroughs Review tenant files (physical and electronic) for accuracy and compliance Identify and implement process improvements to increase efficiency Support full utilization and accuracy of the property management system (Yardi Breeze Premier) Generate and review operational reports related to occupancy, renewals, and waitlists Maintenance & Property Operations Support the management of the property's condition through regular inspections and ensure curb appeal standards are maintained Ensure vacant units are turned efficiently and meet company quality standards Oversee completion of move-in and move-out inspections Ensure timely completion of service requests and monitor overdue work orders Manage and prioritize preventative and monthly maintenance programs As needed, coordinate and oversee vendors and contractors for repairs Promote and enforce a strong safety culture across all properties Identify and address safety hazards in a timely manner Leasing & Marketing Oversee leasing personnel to achieve occupancy and revenue goals Monitor market conditions and competitive properties to inform pricing and strategy Ensure accuracy and timeliness of lease documentation and move-in processes Support marketing and advertising strategies to maximize traffic and conversions Support renewal strategy to minimize turnover Resident Relations Ensure high levels of resident satisfaction through timely and professional communication Oversee resolution of resident concerns, escalations, and disputes Maintain positive relationships with residents, vendors, and partners Represent the company with professionalism and sound judgment at all times General Perform additional duties as assigned by management This job description may be altered, added to, or revised at the discretion of the
