Job Description

Job Summary The Property Manager is responsible for overseeing the daily operations, maintenance, and financial performance of residential property. This role ensures the property is well-maintained, fully occupied, and compliant with legal and company standards while delivering excellent tenant experiences. Key ResponsibilitiesProperty Operations Manage day-to-day property operations, including maintenance, repairs, and vendor coordination Conduct regular property inspections to ensure safety, cleanliness, and compliance Oversee capital improvement projects and renovations Tenant Relations Serve as the primary point of contact for tenants Handle tenant inquiries, complaints, and conflict resolution Manage lease agreements, renewals, and terminations Ensure high tenant satisfaction and retention rates Leasing & Occupancy Market available units and coordinate showings Screen and approve prospective tenants (credit checks, references, etc.) Maintain optimal occupancy levels Financial Management Prepare and manage property budgets Collect rent and fees; monitor accounts receivable Approve invoices and manage operating expenses Generate financial reports, including income, expenses, and forecasts Compliance & Risk Management Ensure compliance with local, state, and federal housing laws and regulations Enforce lease terms and community policies Manage insurance, safety protocols, and risk mitigation efforts Vendor & Staff Management Hire, train, and supervise onsite staff (if applicable) Manage relationships with contractors and service providers Negotiate contracts and ensure quality service delivery Qualifications Bachelor's degree in Business, Real Estate, or related field (preferred) 5+ years of property management or real estate experience Knowledge of property management software (e.g., Yardi, AppFolio, MRI) Strong understanding of landlord-tenant laws Excellent communication, organizational, and problem-solving skills Financial acumen and budgeting experience Key Competencies Customer service orientation Attention to detail Leadership and team management Conflict resolution Time management and multitasking Work Environment Mix of office and on-site property work May require evenings or weekends for emergencies or tenant needs Performance Metrics Occupancy and retention rates Budget adherence and NOI performance Tenant satisfaction scores Maintenance response times Compliance adherence
Pay:
$87,000.00 - $116,000.00 per year
