This is a full-time roaming Property Manager position overseeing a portfolio of apartment communities throughout the North Twin Cities Suburbs, with an office base located at one of our properties. This role is ideal for someone who enjoys variety in their day, can adapt quickly between different property needs, and takes pride in building strong resident relationships while helping communities operate smoothly. What You'll Do Property Operations & Resident Experience Oversee day-to-day operations across multiple apartment communities Travel between assigned St. Paul properties throughout the workday Maintain visibility and presence across assigned communities Build positive relationships with residents and provide exceptional customer service Respond to resident concerns, lease compliance matters, and service requests professionally and efficiently Coordinate smooth move-ins and move-outs, including inspections and resident communication Manage a high volume of resident, prospect, and vendor communication through phone, email, and in-person interactions Leasing & Occupancy Conduct apartment tours and follow up with prospective residents Help maintain strong occupancy and leasing performance across assigned properties Deliver a professional, welcoming, and responsive touring experience Maintain consistent communication with leads throughout the leasing process Assist with weekend leasing activity when needed during busy periods Maintenance & Vendor Coordination Coordinate maintenance requests and unit turnover scheduling Work closely with maintenance staff and vendors to ensure apartments are move-in ready Conduct regular property walkthroughs and inspections Help oversee unit turns, especially during month-end activity and high-demand periods Monitor property appearance and ensure communities are maintained to company standards Administrative Responsibilities Maintain organized resident, leasing, and maintenance records Utilize property management software, CRM systems, and Microsoft Office daily Ensure compliance with Fair Housing laws and company policies in all leasing and operational activities Support ongoing operational and portfolio initiatives as needed What We're Looking For 2+ years of property management, leasing, hospitality, or customer service experience preferred Strong communication, organization, and problem-solving skills Strong time management skills and the ability to prioritize responsibilities across multiple locations Self-starter who can work independently while remaining connected with the team Ability to adapt quickly in a fast-paced, team-oriented environment Experience with Rent Manager and/or CRM software preferred Proficiency in Microsoft Office Valid driver's license required Associate or Bachelor's degree preferred Physical & Schedule Requirements Ability to walk properties, climb stairs, and inspect apartment homes regularly Ability to occasionally lift up to 25 pounds This position is primarily Monday through Friday from 8:00 AM - 4:30 PM Occasional weekends may be required based on unit turns, move-in schedules, or leasing demand Occasional after-hours responsiveness may be needed for urgent property matters What Kleinman Offers Competitive salary range of $55,000 - $70,000 based on experience Health, dental, vision, and life insurance 401(k) with company match Paid time off and holidays Supportive team environment with opportunities for growth Opportunity to grow within a company managing 6,000+ apartment homes across the Twin Cities A company culture recognized as a Star Tribune Top Workplace Be Part of Something Bigger At Kleinman, we believe great property management starts with great people.
