Position Overview The Community Manager will oversee the daily financial, administrative, leasing, marketing, and maintenance operations at The Preserve at West Circle. This is a newly created role within our company and is crucial to ensuring smooth operations, high resident satisfaction, and financial performance. The Community Manager will work on-site, interacting with residents, vendors, and the North Rock team to maintain the highest standards of service. Essential Responsibilities Conduct regular inspections to ensure compliance with company standards, safety regulations, and operational efficiency. Collaborate with the maintenance team to align move-in schedules and unit readiness. Analyze market trends and implement marketing and leasing strategies to maintain high occupancy rates and revenue goals. Develop and maintain strong resident relationships by responding to concerns, monitoring satisfaction, and fostering a positive community experience. Coordinate and oversee maintenance requests, service orders, and preventative maintenance programs. Develop and adhere to property budgets, monitor financial performance, and ensure timely processing of payables and vendor payments. Review financial reports, including income and expense statements, and take corrective actions when necessary. Supervise, train, and develop on-site staff to ensure high performance and engagement. Manage lease renewals, rent collection, and adherence to company policies for accounts receivable. Handle on-call responsibilities as needed. Other duties as assigned.
Qualifications & Skills Required:
3-5 years of experience in community/property management. Ability to work on-site in Rochester, MN, with periodic travel as needed. Strong knowledge of leasing, marketing, and resident relations. Proficiency in Microsoft Office (Word, Excel) and property management software. Professional demeanor with strong communication and leadership skills. Ability to thrive in a fast-paced, team-oriented environment. Valid driver's license. Preferred:
Bachelor's degree in Business, Real Estate, or a related field. Background in Accounting/Finance or CAM (Certified Apartment Manager) certification. Experience with Yardi Voyager.
