Job Description

Senior Property Manager•Tax Credit (LIHTC)
Multi-Family Schedule:
Monday•Friday, 8:00 AM•4:30 PM, with occasional work outside of standard business hours as required by business needs
Employee Benefits Paid Time Off:

Velair Property Management is seeking a highly motivated, knowledgeable, and experienced Senior Property Manager to oversee operations, optimize financial performance, and ensure an exceptional living experience for residents over an area of responsibility including multiple multi-family Section 42 (Tax Credit) apartment communities. The Senior Property Manager is responsible for the overall operational and financial performance of the communities, including leadership of on-site teams, compliance oversight, resident satisfaction, and maintaining strong occupancy and financial results. Essential Duties and Key Responsibilities Maintain occupancy rates above 95% by implementing effective leasing and retention strategies. Maximize net operating income through proactive rent collection and cost management. Foster strong, professional relationships with residents, prospective tenants, vendors, and team members. Ensure full compliance with federal, state, and local Fair Housing laws and property management regulations. Lead and mentor team members in all aspects of property operations, including marketing and leasing, maintenance coordination, program compliance, resident relations, and financial performance. Oversee the make-ready process to ensure units are move-in ready. Maintain property curb appeal and operational safety through routine inspections and preventive maintenance. Represent Velair professionally with a polished and business-appropriate appearance. Perform other duties as assigned.
Education & Certifications Required:
High school diploma or equivalent.
Preferred:
Two•or four-year degree in a related field.
Desirable Certifications:
ARM, COS, TCS, RAM, Licensed Real Estate Agent, or similar credentials preferred. Professional Experience Minimum one (3) year of property management experience required (multi-family housing preferred). Minimum two (2) years of supervisory experience with a demonstrated ability to lead and develop teams. Required Knowledge, Skills & Abilities Tax Credit (LIHTC) program experience required. Experience with Yardi and Rent Café software required. Strong leadership skills with the ability to manage, mentor, and motivate a team. Strong attention to detail with a commitment to accuracy in financial reporting, compliance, and property operations. Excellent written and verbal communication skills in English. Strong organizational, problem-solving, and decision-making abilities. Ability to provide exceptional customer service and create a welcoming environment for residents. Ability to work effectively with individuals from diverse backgrounds. Additional Requirements Valid driver's license and auto insurance with the ability to travel as needed. Ability to support multiple sites as required. Personal cell phone required for business use (monthly reimbursement provided). Ability to conduct regular property inspections, including walking stairs. Primarily indoor work with occasional outdoor responsibilities as needed.
