Job Description

Burkely Communities is seeking an Assistant Property Manager/Leasing Manager for a multi-site property in Boone, NC. This position requires a vehicle to drive between locations. Essential Duties and Responsibilities below. Other duties may be assigned. Maintain Optimum Occupancy to Maximize Revenue by Overseeing and Administering Highly-Effective Sales and Marketing Programming. Ensure the leasing staff is prepared for leasing which includes: ensuring models and vacant readies are in touring condition, boot-leg signs and banners (if applicable) are in place and in excellent condition, all collateral material is ready to give to prospects and refreshments are available for current and prospective residents. Conduct ongoing training and convene/facilitate regular meetings with leasing staff. Ensure leasing team is focusing on what's most important to maintain and increase occupancy. Ensure leasing staff has collateral and promotional items needed to operate effectively. Alert Community Manager when collateral supplies are running low. Review and approve all applications and leases for accuracy. Review leasing staff's guest cards for accuracy and ensure follow-up is performed timely, well and is results driven. Supervise and oversee all Social Media. Maintain a record of all advertising passwords, including those used in Social Media. Coordinate move-in/out schedules with Maintenance team and ensure the timely inspection of apartments prior to resident move-ins. Complete weekly management reports timely and accurately. Generate qualified traffic through marketing efforts. Maintain knowledge of all competition, (by floor plans) and coordinate the regular shopping of competitors and monthly completion of market survey. Assist and Promote Resident Retention and the Delivery of Outstanding Customer Service. Assist Community Manager in distributing lease renewal letters to residents in a timely manner. Ensure the timely and effective follow-up with residents concerning their renewal decision until a renewal is signed or a notice is given. Plan, promote and attend resident social functions as directed. Assist and promote positive resident relationships throughout leasing team by ensuring resident requests and concerns are responded to promptly and accurately. Ensure that all marketing personnel apply professionalism and friendliness at all times and with all resident interactions such as: receiving rent payments, expediting service requests, answering inquiries and confronting problem situations. Contribute to Building a Successful Operational Team. Support whole team effort by providing clerical support and answering phone calls. Participate in company-provided training. Assist in inspecting apartments, buildings and grounds to ensure safety and cleanliness, alert the maintenance department to items that are in need of repair. Support and maintain a positive attitude. Inform supervisor if unable to complete work assigned or unable to be at work when scheduled. Comply with all Burkely standards; applicable health and safety rules and regulations, as well as applicable local, state and federal laws.
