Job Description:
The Leasing Manager is one of the key team members with a primary objective to lead the leasing team in maximizing occupancy and providing exceptional services to residents and potential residents. This is achieved by utilizing professional sales and marketing techniques to generate traffic, networking, promoting resident retention, and providing exceptional customer service.
Responsibilities and Duties:
  • Greeting prospective residents and providing them with property tours
  • Perform proper outreach marketing
  • Help create engaging social media initiatives to connect residents
  • Follow up on all prospects to ensure all questions are answered
  • Conduct closing activities as needed
  • Assist with resident retention
  • Process lease applications and qualifying residents in a thorough and timely manner while adhering to all fair housing laws
  • Prepare and compile lease agreement and collect rental deposit
  • Inspect vacancies to ensure market ready status
  • Monitor market-ready units, set up mini models as needed
  • Coordinate with maintenance staff to ensure smooth move-in, move-out, and in the performance of turn process
  • Maintain thorough and up-to-date rental files
  • Provide prompt and courteous response to resolve resident's request
  • Work with leasing team on closing and sales techniques
  • Shop competitors and provide market analysis
  • Plan and assist with resident events and community outreach initiatives
  • Support the Property Manager with general office maintenance by answering phone calls and performing other administrative tasks.
  • Contribute to the general upkeep and cleaning of office, common areas, and model
  • Various job-related duties as assigned within the standard industry's practice
Knowledge, Skills, and Abilities:
  • Ability to professionally communicate with residents, co-workers, and management
  • Ability to professionally maintain confidential information
  • Ability to compute rate, ratio, and percentage
  • Must have knowledge of Fair Housing laws and regulations
  • Must be detail oriented and have good time management skills
  • Must be a Team Player with a positive attitude
  • Must have basic computer literacy skills
  • Must be able to work a flexible rotating work schedule

Experience & Requirements:
  • High School diploma or equivalent is preferred
  • 1-2 years of residential leasing experience preferred
  • Customer service, sales and goal-oriented mindset
  • Must have a valid Driver's License and reliable transportation to respond to on-call emergencies when needed
  • Must be able to pass credit/background check, and drug screening
  • Position requires ability to work any of the seven days of the week, 52 weeks of the year
  • Due to property staffing limitations, position requires that individual be able to work scheduled hours consistently and, if necessary, overtime hours when requested
