This is not a quick-fill position — we are looking for the right person who wants to build a long-term career with us, take ownership of a portfolio, and grow into a trusted leadership role within our company. In addition to the base salary, this position offers the opportunity to earn additional income through sales opportunities with our sister company, Swanky Nests. For the right candidate, this role can provide both steady property management growth and the ability to participate in real estate sales as our companies continue to expand. We are a locally established property management firm with plans for continued growth, including expansion into additional markets. This position offers the opportunity to be part of that growth from the ground level and grow into future leadership opportunities. The ideal candidate is organized, professional, detail-oriented, and confident communicating with owners, tenants, vendors, and team members. This role requires strong judgment, excellent follow-through, and the ability to remain calm, tactful, and solution-focused in a fast-moving property management environment. Position Overview The Licensed Property Manager will help oversee the day-to-day management of residential rental properties, including owner communication, tenant relations, maintenance coordination, inspections, lease compliance, renewals, move-outs, and overall portfolio performance. This person will play an important role in ensuring properties are well maintained, owners are informed, tenants are supported, and company policies and procedures are followed. Responsibilities Responsibilities include, but are not limited to: Managing communication with property owners, tenants, vendors, and internal team members Overseeing an assigned portfolio and helping maintain strong owner relationships Reviewing maintenance requests, coordinating repairs, and following up through completion Conducting and/or reviewing property inspections, move-in reports, and move-out reports Assisting with lease renewals, notices, tenant concerns, and lease compliance matters Monitoring vacant properties, turnover timelines, marketing readiness, and owner updates Working closely with leasing, maintenance, accounting, and leadership teams Ensuring documentation is accurate, organized, and completed in a timely manner Handling difficult conversations professionally and tactfully Following North Carolina real estate rules, company policies, and fair housing requirements Requirements Active North Carolina Real Estate License required Property management experience required Strong organizational and follow-up skills Excellent written and verbal communication skills Ability to manage multiple priorities while maintaining attention to detail Professional appearance and demeanor Comfortable using technology, property management software, email, and online systems Strong problem-solving skills Ability to work independently while still being a team player Dependable, accountable, and interested in long-term growth Ideal Candidate We are looking for someone who is not simply looking for a job, but a career opportunity.
