This is a hands-on leadership position responsible for maintaining the physical asset, coordinating vendors and warranty work, delivering exceptional resident service, and helping establish operational excellence during lease-up and stabilization. As the sole maintenance professional on-site, you will play a critical role in shaping the resident experience and protecting the long-term value of the community. The Maintenance Manager is responsible for all aspects of maintenance, repairs, preventative maintenance, vendor coordination, unit readiness, grounds presentation, and emergency response for a 91-unit luxury apartment community. This position reports directly to the Community Manager and works closely with ownership, contractors, and vendors to maintain a best-in-class resident experience. Essential Responsibilities Resident Service Complete service requests promptly and professionally. Deliver exceptional customer service to residents and prospective residents. Communicate timely and effectively regarding maintenance scheduling and follow-up. Maintain high resident satisfaction through quality workmanship and responsiveness. Property Maintenance Diagnose and repair HVAC, plumbing, electrical, appliance, carpentry, drywall, and general maintenance issues. Perform preventative maintenance inspections and repairs. Maintain common areas, fitness center, amenity spaces, and building systems. Ensure all vacant units are prepared and move-in ready. Monitor community appearance and curb appeal. Lease-Up & Warranty Management Coordinate construction warranty items and repairs. Identify and document deficiencies requiring contractor attention. Work with vendors and contractors to ensure timely completion of punch-list items. Assist with property inspections and quality control during lease-up. Vendor Management Coordinate and oversee outside contractors and service providers. Obtain proposals and assist with maintenance budgeting. Monitor vendor performance and work quality. Ensure contractors comply with community standards and safety requirements. Compliance & Safety Ensure compliance with company policies and safety procedures. Maintain OSHA awareness and safe work practices. Participate in property inspections and risk management initiatives. Maintain maintenance records and documentation. Emergency Response Participate in on-call emergency response. Respond to after-hours maintenance emergencies as needed. Required Qualifications Minimum 3 years of multifamily maintenance experience. Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance. EPA Certification. Experience replacing split-system HVAC equipment, including condensers, air handlers, evaporator coils, line sets, and thermostats and associated certifications. Ability to diagnose, repair, and install residential HVAC systems independently. Valid driver's license and reliable transportation. Ability to work an on-call schedule. Ability to lift up to 75 pounds and perform physical maintenance tasks.

$60,000.00 - $80,000.00 per year
