We are seeking a dynamic and dedicated Community/Property Manager to assist our team in the day-to-day operations of our residential apartment community at Crestwood Gardens in Winston-Salem, NC. We bought this property recently and have multiple massive renovations and projects going to make it a shining example of apartment living for the people who need it most. We have been hard at work partnering with City Officials to create a partnership in growing this community the right way. This role is ideal for a hands-on team member who understands leasing, resident relations, financial oversight, marketing, and leadership. The Community Manager and Assistant Community Manager are responsible for driving property performance while maintaining a positive resident experience and strong on-site culture.. Responsibilities Manage daily operations of the apartment community Drive leasing activity, occupancy, and renewals Ensure compliance with Fair Housing laws and Virginia landlord-tenant regulations Handle resident concerns, escalations, and conflict resolution Oversee rent collections, delinquencies, and reporting Conduct regular property inspections to maintain curb appeal and safety Partner with maintenance on work orders, turns, and preventative maintenance (Manager Only) Coordinate with corporate teams on payroll, HR, and operational reporting (Manager Only) Supervise, train, and lead on-site leasing and maintenance teams (Manager Only) Monitor budgets, expenses, and invoice approvals
Qualifications Required:
Strong leadership and team management skills Customer Service Skills to increase tenant satisfaction and retention Knowledge of Fair Housing regulations and other Fed/State based Tenant laws Excellent communication and organizational skills Ability to work occasional weekends or after-hours as needed Driver's license and Reliable Transportation for periodic work duties
Preferred:
Experience using property management software (AppFolio preferred) Previous experience as a Community Manager or Assistant Community Manager Experience managing 150+ unit communities Budgeting and financial reporting experience Ability to work occasional weekends or after-hours as needed Compensation & Benefits Competitive salary and potential incentives based on skillset, experience and job performance.
