Fargo, ND Five Star Storage is seeking a detail-oriented and organized Property Manager to support the day-to-day operations of our self-storage facilities. This role combines customer service, leasing, administrative responsibilities, and hands-on property oversight to ensure a clean, safe, and well-maintained environment. The Property Manager plays a key role in delivering excellent customer experiences, maintaining site standards, and supporting occupancy and performance goals.

Responsibilities:

Communicate with current and prospective tenants to perform rentals, address concerns, and follow-up with inquiries in a timely and professional manner, including confidently requesting Google reviews. Prepare and correctly file appropriate documents for tenant records. Conduct regular on-site property audits to verify unit status, identify issues, and ensure cleanliness, safety, and overall site presentation. Monitor daily on-site conditions and address maintenance, security, and operational issues. Support collection and auction efforts using auction checklists, ensuring compliance with lien laws. Review facility reports with the District Manager to ensure appropriate KPI goals are being met. Address after-hours calls from a third-party call center regarding facility emergencies and escalate to a District Manager where necessary. Perform visual inspections, snow removal, and preventative maintenance of facility grounds and equipment to maintain presentability, safety and security. Coordinate outside contractors where approved and necessary. Manage courtesy trailer rentals, including scheduling, inspections, and upkeep. Perform additional duties as assigned by the District Manager.

Requirements:

Experience with customer service and property management or related field Able to work outdoors and on-site for extended periods Strong knowledge of technology and software programs and tools Excellent communication and negotiation skills Detail oriented and proficient in problem-solving and decision-making Customer service-oriented with strong focus on customer satisfaction

~25-hours week Monday-Friday with additional flexibility based on facility needs
