Job Description

A Property Manager is responsible for overseeing and managing the operations, maintenance, administration, and improvement of residential properties. They act as the liaison between the property owners and tenants to ensure that the property is managed efficiently. We are seeking a professional and diligent Property Manager to oversee the daily operations of our properties, ensuring Sales & financial success, tenant satisfaction, and property maintenance. The ideal candidate will have a strong background in property management, excellent communication skills, Sales driven, and a keen attention to detail.
Key Responsibilities:
Sales & Customer Service:
The ability to sell apartment homes and provide the best customer service possible.
Property Operations and Maintenance:
Oversee all aspects of day-to-day operations of the property, including regular maintenance, security, and upgrades. Ensure properties meet health and safety standards and legal requirements.
Tenant Relations:
Act as the primary point of contact for all tenant inquiries and concerns. Manage tenant leases, renewals, and move-outs. Ensure high levels of tenant satisfaction and retention.
Financial Management:
Collect rent, manage property expenses, and prepare detailed financial reports for property owners. Work within the allocated budget to maximize net operating income and property value.
Leasing and Marketing:
Implement effective marketing strategies to attract new tenants. Screen potential tenants, negotiate leases, and ensure a smooth onboarding process.
Vendor Management:
Hire, supervise, and coordinate work with contractors, maintenance staff, and other vendors. Ensure quality work is done in a timely and cost-effective manner.
Compliance and Legal:
Ensure compliance with local, state, and federal regulations. Keep up-to-date with changes in laws affecting property management. Handle lease negotiations, terminations, and legal disputes if necessary.
Reporting:
Prepare regular reports on property performance, financial status, and tenant satisfaction for property owners and stakeholders.
Emergency Response:
Be available on-call for emergencies, coordinating immediate repairs or responses as needed.
Required Skills and Qualifications:
Proven experience as a Property Manager or in a similar role. Strong understanding of property management laws and regulations. Excellent communication and interpersonal skills. Ability to manage multiple tasks and projects simultaneously. Strong organizational and time-management skills. Proficiency in property management software. (Yardi/CRM).
Work Environment and Physical Demands:
The role involves a mix of office work and on-site visits. Must be able to navigate property sites, which may include stairs and outdoor areas. Availability outside of traditional business hours for emergencies and tenant needs.
Salary Range:
The salary range for a Property Manager can vary greatly depending on location, experience, and the specific properties managed.
BONUS:
we also pay commissions on all rentals and renewals for Property Managers as well!
