https://hoppedevelopment.bamboohr.com/careers Full Job Description PrimeSites is seeking a Leasing Agent/Assistant Property Manager to join our growing team. The ideal candidate will possess the ability to handle the day-to-day operations of a multi-family property, including leasing to achieve and maintain occupancy goals, providing exceptional customer service, overseeing maintenance to assure that work orders are completed and the property retains its condition. We are looking for someone who is highly detail oriented, has the ability to multi-task, is a motivated individual who can meet goals, and can complete work on a timely basis with minimal supervision.

Key Responsibilities:
1.
Leasing and Tenant Relations:
Conduct tours and market LIHTC units to prospective tenants. Provide accurate and detailed information about income qualifications and program requirements. Assist applicants with completing rental applications and ensuring all required documentation is submitted. 2. Compliance with
LIHTC Regulations:
Verify tenant eligibility by collecting and reviewing income, asset, and household information. Complete initial and annual recertifications to maintain compliance with LIHTC regulations. Ensure rents and occupancy align with LIHTC income and rent limits set by the Nebraska Investment Finance Authority (NIFA). 3.
Documentation and Recordkeeping:
Maintain organized tenant files with required forms, income certifications, and supporting documentation. Enter and update data in compliance management software. Prepare reports and respond to audits conducted by regulatory agencies or internal teams. 4.
Marketing and Occupancy Management:
Develop and execute strategies to maintain full occupancy while adhering to LIHTC program guidelines. Update property marketing materials to reflect current availability and program requirements. Manage waitlists to ensure compliance with fair housing laws and program rules. 5.
Communication and Coordination:
Act as the primary point of contact for prospective and current tenants regarding leasing and compliance matters. Work closely with the property manager and compliance team to ensure all regulations are met. Coordinate with maintenance staff to prepare units for move-in and address tenant concerns. 6.
Fair Housing Compliance:
Uphold fair housing laws and ensure all interactions and processes are non-discriminatory and compliant with state and federal guidelines. Stay informed about changes to LIHTC regulations and fair housing laws. 7.
Property Management Support:
Assist with rent collection, notices, and tenant communications as needed. Address tenant concerns promptly and professionally to ensure a positive living experience. This Job Is Ideal for
