Full-time Job Overview:
We are seeking a motivated, highly organized, and detail-oriented Property Manager to oversee the daily operations of an 84-unit luxury apartment community in Grand Island, NE. The ideal candidate will be a self-starter who possesses excellent communication skills, strong attention to detail, and a proven track record of managing efficiently and effectively. This person will also be a natural salesperson who is excited to show units to prospective tenants while helping create a best-in-class resident experience.Responsibilities:
Oversee all aspects of property operations, including leasing, coordinating with maintenance staff, and tenant relations. Conduct property inspections to ensure compliance with safety, maintenance, and cleanliness standards. Respond promptly to tenant inquiries, requests, and concerns while addressing maintenance issues in a timely manner. Coordinate and supervise vendors, contractors, and maintenance staff as needed to ensure quality workmanship and adherence to budgetary guidelines. Prepare and maintain accurate records and reports related to property operations and expenses. Implement and enforce property policies, rules, and regulations to maintain a safe, secure, and orderly environment for tenants and guests. Respond to after-hours emergencies as needed. Organize and assist with resident engagement initiatives and quarterly tenant events outside regular business hours. Ensure compliance with Fair Housing laws and all applicable housing regulations. Assist with leasing strategy by analyzing market trends, pricing, and competitive communities. Support and contribute to social media and marketing initiatives for the property. Maintain a proactive and forward-thinking approach to operational efficiency and resident satisfaction.Requirements:
Proven experience in property management or another management-related field preferred. Must be able to work on-site in Grand Island, NE. Quick learner and adept with technology. Must be reliable and available as needed for emergencies. Strong problem-solving abilities with the capability to multitask in a fast-paced environment. Excellent customer service and communication skills with the ability to effectively interact with tenants, vendors, and ownership groups. Skilled in conflict resolution and handling sensitive resident situations professionally. Experience with pools preferred, or willingness to learn pool operations and compliance requirements. Social media marketing experience is a plus. Bilingual applicants fluent in Spanish/English are encouraged to apply.Working Hours:
