Full-Time Residential Property Manager Kouri Management is seeking a Residential Property Manager to oversee the day-to-day operations of apartment communities within our portfolio. This role is responsible for property operations, resident relations, owner communication, leasing oversight, and maintenance coordination. The ideal candidate is organized, responsive, customer-service focused, and capable of managing multiple priorities in a fast-paced environment. This position will utilize AppFolio extensively for property operations, maintenance management, leasing workflows, and resident communication. ResponsibilitiesProperty Operations Oversee daily operations of assigned apartment communities to ensure efficient and professional property performance. Monitor occupancy, leasing activity, renewals, and resident retention efforts. Conduct regular property inspections and identify operational, maintenance, and curb appeal opportunities. Ensure compliance with company standards, policies, and applicable regulations. Resident Relations Serve as the primary point of contact for residents regarding questions, concerns, lease matters, and property issues. Resolve resident concerns professionally and promptly. Coordinate move-ins, move-outs, lease renewals, notices, and resident communications. Maintain strong resident satisfaction and customer service standards.
Owner / Client
Communication Communicate regularly with property owners and clients regarding operations, maintenance activity, occupancy, and property performance. Provide recommendations related to operations, maintenance planning, and property improvements. Build and maintain strong client relationships through proactive communication and responsiveness. Maintenance Management Manage maintenance operations through AppFolio . Review, assign, prioritize, and monitor work orders for maintenance staff and vendors. Coordinate preventative maintenance, inspections, unit turns, and vendor scheduling. Ensure maintenance issues are completed efficiently while minimizing vacancy downtime. Work closely with maintenance teams to maintain property standards and operational excellence.
Administrative / Systems
Management Utilize AppFolio for maintenance tracking, leasing, resident communication, reporting, and daily operations. Maintain accurate property records, notes, inspections, and documentation. Assist with budgeting, invoice approvals, vendor coordination, and reporting. Follow company workflows, processes, and operational procedures. Qualifications Previous experience in residential property management preferred. Experience managing apartments or multifamily communities strongly preferred. Experience using AppFolio or similar property management software preferred. Strong organizational and time management skills. Excellent verbal and written communication skills. Ability to manage multiple priorities and deadlines. Customer service and conflict resolution experience. Proficiency with Microsoft Office and general computer systems. Valid driver's license and reliable transportation preferred. Compensation & Benefits Base Salary:
