Job Description

ACCESS Commercial is building one of the Midwest's premier commercial real estate platforms. We are seeking an experienced, forward-thinking Vice President of Commercial Property Management to lead the operational, financial, and strategic performance of a rapidly growing portfolio approaching $500 million of commercial real estate with the majority retail shopping centers. We are intentionally building a technology-first operating platform that leverages automation, artificial intelligence, standardized operating procedures, and real-time data to deliver exceptional service to owners, tenants, and our internal team. The Vice President will oversee Property Management, Property Accounting, and operational support staff while partnering directly with ownership to design and execute the next generation of commercial property management. Position Summary The Vice President of Commercial Property Management is responsible for the overall operational, financial, and strategic performance of ACCESS Commercial's management portfolio. This executive will oversee approximately a rapidly growing portfolio of commercial real estate consisting primarily of shopping centers, mixed-use developments, and other commercial asset classes.

  • Operational Excellence Success in this role is measured by increasing property performance, maximizing owner satisfaction, building scalable systems, improving NOI, and creating an exceptional culture within the Property Management division. Primary Responsibilities
  • Portfolio Leadership
  • Provide executive oversight of a growing commercial real estate portfolio.
  • Lead, mentor, and develop a team of Property Managers, Property Administrators, Maintenance personnel, and Property Accounting professionals.
  • Establish performance expectations through measurable KPIs.
  • Build a culture focused on accountability, responsiveness, innovation, and continuous improvement.
  • Financial Performance & Asset Value
  • Drive portfolio NOI through revenue optimization, asset plan management and disciplined expense management.
  • Oversee annual operating budgets, CAM budgets, forecasting, and capital planning.
  • Review monthly financial statements, variance reports, and accruals.
  • Ensure timely and accurate CAM reconciliations and lease recoveries.
  • Identify and implement value-add initiatives that improve long-term asset performance.
  • Technology & Innovation
  • Lead the development of a best-in-class, technology-enabled property management platform.
Responsibilities include:
  • Maximizing the capabilities of the Yardi platform.
  • Leveraging AI to improve efficiency and decision making.
  • Automating repetitive operational workflows.
  • Developing KPI dashboards and performance reporting.
  • Standardizing company-wide operating procedures.
  • Evaluating and implementing emerging Prop Tech solutions.
  • Driving digital transformation throughout the organization.
  • Operations & Process Improvement
  • Develop and continually refine Standard Operating Procedures(SOPs).
  • Standardize workflows across the portfolio.
  • Improve communication between leasing, accounting, maintenance, construction, and ownership.
  • Build systems capable of supporting significant portfolio growth without proportional increases in staffing.
  • Property Operations
  • Oversee all day-to-day operations across the portfolio.
  • Ensure compliance with lease obligations and company standards.
  • Direct preventative maintenance programs.
  • Manage vendor performance and contract compliance.
  • Oversee emergency response planning and operational risk management.
  • Property Accounting Oversight
  • Partner closely with the accounting team to ensure timely and accurate financial reporting.
  • Oversee owner reporting, distributions, CAM reconciliations, and internal controls.
  • Continuously improve accounting workflows and financial transparency.
  • Capital Projects & Vendor Management
  • Oversee capital improvement projects and tenant improvement coordination.
  • Lead vendor procurement, RFP processes, and contract negotiations.
  • Develop and maintain strategic vendor relationships. Owner & Tenant Experience
  • Build exceptional relationships with property owners.
  • Deliver proactive communication and strategic recommendations.
  • Support leasing initiatives through tenant retention and renewals.
  • Resolve complex tenant and operational issues quickly and professionally. Leadership Expectations The Vice President is expected to:

  • 10+ years of commercial property management experience.
  • 5+ years of senior leadership experience.
  • Extensive experience managing retail commercial real estate.
  • Strong understanding of CAM reconciliations, lease administration, and commercial lease structures.
  • Experience overseeing property accounting functions.
  • Proven ability to improve operational efficiency.
  • Strong financial and analytical skills.
  • Excellent leadership and communication abilities.
  • Technology Experience
  • Candidates should demonstrate experience implementing and leading technology initiatives, including:
  • Yardi Voyager or similar enterprise system
  • Business intelligence and KPI dashboards
  • Workflow automation
  • AI productivity tools
  • Process optimization
  • Data-driven decision making
  • Experience leading digital transformation initiatives is strongly preferred. Preferred Credentials
  • CPM designation
  • RPA designation
