Job Description

Assistant Community Manager Kalos Residential - 5.0 Papillion, NE Job Details Full-time $18 - $21 an hour 1 day ago Qualifications Stakeholder relationship building Full Job Description Assistant Community Manager Kalos Residential | Multiple Locations We're growing fast — and we need people who can keep up. Kalos Residential manages apartment communities across 7 states, and we're on a path to 5,500 units and 30 properties by 2028. We're not a bureaucratic machine. We're a lean, high-ownership team that holds our properties long-term and takes pride in operating them better than anyone else. We're looking for an Assistant Community Manager who wants to grow into a Community Manager role — someone who is sharp on the details, energized by people, and ready to take ownership of real outcomes from day one.
What this role actually is:
You'll be the operational right hand to the Community Manager. You'll keep the financial and administrative engine running — leasing, rent collection, reporting, compliance — while building genuine relationships with residents and prospects. You'll learn the full business from the inside out. This isn't a clipboard-and-checklist job. You'll be expected to own your responsibilities, spot problems before they become fires, and communicate clearly when something's off. You'll thrive here if you: Take pride in getting the details right — accuracy matters to you Move with a sense of urgency; you don't wait to be told twice Build trust quickly with residents, prospects, and teammates Can hold a conversation and close a lease Want to grow into full property leadership, not just maintain a job Operate with integrity — no excuses, no finger-pointing You probably won't love it here if you: Need a lot of structure handed to you before you can move Prefer working behind the scenes with minimal resident interaction Get rattled when priorities shift mid-day What you'll do: Support leasing activity — showings, applications, move-ins/move-outs Collect rent, post payments, and manage delinquency follow-up Maintain accurate resident files and compliance documentation Assist with monthly reporting and budget tracking Respond to resident concerns and resolve issues with professionalism Step into the Community Manager role when needed What we offer: Competitive compensation + performance incentives Real growth path — we promote from within A company that invests in you: tools, training, and coaching A leadership team that's accessible and direct The chance to be part of something that's scaling quickly To apply: Send your resume and a brief note on why property management to [ ] . No cover letter required — just tell us why this, why now.
