Visually inspect entire property (office, models, compactor, vacates, and amenity areas) daily for cleanliness. Inspect and touch up clean show units. Process rental applications, obtain required documents, schedule move-ins and prepare all lease file documents. Maintain lease files per policy and procedure. Accurately record traffic from all sources in Yardi daily. Assist with planning and implementation of community marketing plan to generate traffic. Communicate clearly to residents, both verbally and in writing, using proper grammar and spelling. Read and/or listen to resident requests/complaints in a calm and open manner. Use negotiating skills to renew residents' lease terms. Record resident service requests accurately and in detail to assist the service team in the timely completion of all requests. Schedule and inspect apartments for turnkey service. Receive and acknowledge resident notices and prepare files. Assist in lease renewal procedure by: Completing lease renewal printout and submitting to manager for approval. Typing new leases and all applicable addendums.. Keep market survey of competitor rates up to date at least monthly and visit competitors annually. Deliver thorough move-in presentation to new residents. Calculate daily rent, prorata charges, late fees, and percentages (multiplication, division, addition and subtraction skills necessary). Maximize gross rent and minimize vacant and delinquent rent loss by meeting or exceeding budgeted occupancy goals. Collect appropriate application fees, administrative fees, pet fees/deposits and security deposits at time of rental. Collect move- in monies at time of move in and make copies for the lease file. Assist the Community Director with other tasks as requested. Comply with Company policies. Embrace and execute the vision, mission, and beliefs of the company. Be punctual and present at work when scheduled.
