About Our client is a well-established residential real estate company managing a portfolio of residential properties across New York City. They are looking for a Portfolio Manager to serve as the day-to-day leader of their portfolio operations, tenant experience, and building compliance. What You Will Own Serve as the primary operational leader for a portfolio of residential properties, providing direction and oversight to all on-site staff and vendor relationships Manage building performance against annual budgets, ensuring all financial objectives are met while protecting the owner's long-term interest Conduct weekly property inspections to ensure cleanliness, code compliance, and adherence to city, state, and local regulatory requirements including violation tracking and removal Oversee the full rent cycle including monthly billing review, collections monitoring, lease renewals, and invoice processing Partner with Landlord and Tenant attorneys on all active cases, ensuring proper documentation and timely resolution Procure competitive bids, scope large-scale repair projects, and manage preventative maintenance schedules to protect asset value Serve as the primary point of contact for on-site emergencies, responding with urgency and sound judgment Enforce property rules and regulations while maintaining a tenant-first approach to building operations Ensure all administrative functions are completed accurately and on time, with a proactive rather than reactive operating style What We Are Looking For 8+ years of residential property management experience in New York City Hands-on experience with AppFolio or a comparable property management platform Deep familiarity with NYC housing regulations, local laws, and compliance requiremen Strong financial acumen with the ability to manage budgets and communicate performance to ownership Exceptional organizational skills with the ability to juggle competing priorities across a dynamic portfolio A professional, polished communicator in person, over the phone, and in writing Someone who takes ownership, holds themselves accountable, and leads by example
