Job Description

We're currently seeking an Assistant Property Manager with affordable housing and LIHTC compliance experience to support a brand-new community in South Brunswick, NJ. This is a ground-floor lease-up opportunity at a newly delivered, 170+ unit affordable community where your day-to-day impact will be immediate. The role is heavily focused on initial certifications, income verification, application processing, and helping drive unit absorption, all within a lean on-site team. If you're detail-oriented, compliance-driven, and enjoy building strong systems instead of inheriting them, this role offers real ownership and strong upside. Responsibilities Support day-to-day operations for a 170+ unit affordable (LIHTC) community in lease-up Process initial certifications, income verifications, and ongoing recertifications with strong file accuracy and audit readiness Manage applicant flow including applications, waitlist activity, and documentation follow-up Use RentCafe to track leasing, compliance workflows, and resident records Partner closely with the Property Manager and on-site team to support occupancy goals and resident service Qualifications 2+ years of affordable housing experience required (LIHTC/tax-credit compliance experience is a must) Hands-on experience completing certifications, income verification, and annual recertifications Comfortable handling high-volume compliance work during lease-up/absorption periods Experience with RentCafe is a plus (similar platforms considered) Ability to obtain a notary license and/or tax-credit certification within 90 days if not already held (company-paid) Perks Earn up to $68,000 in total compensation (base plus bonus potential)! $1,500 signing bonus!
