About Us:
EJM Development is seeking a commercial real estate professional, who possesses the skills involved in commercial real estate operations, and will oversee a portion of our 2 million sq. ft. of industrial and retail building portfolio. With a Nevada presence for 30+ years, our ideal candidate will bring skills in construction, handiness, leasing, accounting, electrical, plumbing, HVAC's, roofs, asphalt, people skills and most importantly, common sense. The Property Manager is responsible for ensuring the proper and efficient physical operation of our multi-million square foot regional portfolio. Broadly speaking this encompasses responsibility for 1) on-going property maintenance, 2) construction of improvements to our projects and their individual tenant suites, 3) repair and replacement of all building systems, including HVAC, roof structures and membrane, 4) preparation of tenant suites for lease and occupancy, 5) inspection of tenant suites at the conclusion of tenant occupancy to identify alterations or damage for which the tenant is responsible, 6) risk mitigation, including the identification of conditions that pose undue risk, and the development and implementation of appropriate policies, procedures and mitigation measures, 7) bid solicitation and review, with particular emphasis on scope of work and exclusions, as well as pricing, 8) evaluation of supplier and vendor performance, with prompt and appropriate rectification of any deficiencies, 9) compliance with lease, loan, and legal requirements applicable to the ownership and operations of our properties, and 10) keep senior management fully apprised, on a weekly basis, during (and in anticipation of) the evolution of the identification and resolution of significant property management matters. To discharge these responsibilities, the Property Manager will be responsible for establishing and maintaining relationships with our tenants and vendors. This requires multiple site visits per month and sometimes will unexpectedly, and without the opportunity for advanced scheduling. Similarly, a significant in-office presence is necessary to ensure efficient working relationships with co-workers. Regular travel within the state is required for this position, and the Property Manager is required to be capable of driving and maintaining a valid driver's license. Key Responsibilities Manage day-to-day operations of commercial properties including office, retail, and industrial assets Build and maintain strong tenant relationships while ensuring high levels of tenant satisfaction Coordinate maintenance, repairs, vendor services, and property inspections Prepare and manage operating budgets, expense reports, and financial performance reviews Monitor rent collections, lease compliance, and tenant insurance requirements Negotiate and manage vendor contracts and service agreements Oversee capital improvement projects and ensure timely completion Ensure properties comply with all local, state, and federal regulations Collaborate with ownership, leasing teams, and accounting departments to maximize property value Respond promptly to tenant concerns and emergency situations as needed Qualifications Bachelor's degree in Business, Real Estate, Property Management, or related field preferred but not required 3+ years of commercial property management experience Strong knowledge of commercial leases, budgeting, and building operations Excellent organizational, problem-solving, and communication skills Proficiency in Microsoft Office and property management software (Yardi) Ability to manage multiple properties and priorities effectively Compensation & Benefits Competitive salary based on experience Health & dental insurance 401K + Company Match Paid time off and holidays EEOC.Pay:
