Established in 1935, Barhite & Holzinger is one of the oldest privately-held real estate firms in Westchester County, New York. Specializing in property management, we oversee a diverse portfolio that includes condominiums, cooperatives, large-scale homeowner associations, medical professional office buildings, retail stores, and traditional rental apartment houses. Position Summary:
We are seeking a dedicated and experienced Property Manager to oversee daily operations of condominium and cooperative associations within our portfolio. The ideal candidate will understand how to navigate the challenges of homeowner interactions, delivering thoughtful customer experiences, and demonstrating strong written and verbal communication skills. Respect for and a meaningful grasp of technology is essential, as we continue to integrate innovative solutions into our management practices.
Key Responsibilities:
Operational Management:
Oversee the maintenance and repair of common areas, ensuring compliance with environmental standards and enhancing property aesthetics. Coordinate with vendors and contractors to deliver quality services within budget and time constraints. Implement and monitor compliance with association policies, bylaws, and regulations.
Financial Management:
Develop and manage annual budgets, monitor expenditures, and prepare reports for the board. Oversee the collection of association dues and manage delinquency processes. Assist in the preparation of other relevant financial documentation.
Resident Relations:
Serve as the primary point of contact for residents, addressing concerns and resolving conflicts promptly and effectively. Foster a positive community atmosphere through regular communication and engagement initiatives.
Board Collaboration:
Attend and often host (Zoom) board meetings, host video conference calls, provide management reports, updates, and offer professional guidance on policy matters. Assist in the development and implementation of strategic plans to enhance property value and resident satisfaction.
Technological Integration:
Utilize property management software to streamline operations, enhance communication, and improve service delivery. Stay abreast of technological advancements to recommend and implement innovative solutions.
Qualifications:
Bachelor's degree (Business Administration, Real Estate, or a related field preferred) or meaningful comparable life work and/or experience. HOA, condo, co-op management exposure desirable. Good interpersonal, communication, and conflict-resolution skills. Proven ability to manage multiple priorities and meet deadlines. Knowledge of local, state, and federal property regulations and laws.
