Job Description

Position Summary We are seeking an experienced and professional Building Manager to oversee the daily operations of a luxury mixed-use property consisting of upscale residential units and commercial spaces. The Building Manager is responsible for maintaining the highest standards of property appearance, tenant satisfaction, building maintenance, vendor coordination, and operational efficiency while ensuring a first-class experience for residents, tenants, guests, and ownership.
Key Responsibilities:
Property Operations Oversee the day-to-day management and operations of the residential and commercial property. Ensure the building is maintained to luxury standards at all times. Conduct regular inspections of common areas, mechanical systems, amenities, and exterior grounds. Coordinate preventative maintenance programs and emergency repairs. Monitor building systems including HVAC, plumbing, electrical, elevators, and security systems. Tenant & Resident Relations Serve as the primary point of contact for residents, commercial tenants, vendors, and guests. Address tenant concerns, complaints, and service requests promptly and professionally. Maintain strong tenant relationships and deliver exceptional customer service. Staff Supervision Supervise maintenance staff, janitorial teams, concierge/front desk personnel, and contractors. Schedule staff coverage and ensure proper performance standards are met. Provide leadership, training, and accountability for onsite personnel. Vendor & Contractor Management Obtain bids and coordinate third-party vendors and contractors. Ensure all vendors maintain proper insurance, licensing, and compliance requirements. Monitor vendor performance and quality of work. Financial & Administrative Duties Assist with annual operating budgets and monitor expenses. Approve invoices and maintain accurate property records. Track maintenance requests, work orders, inspections, and service contracts. Enforcement of lease or community policies when necessary. Safety & Compliance Ensure compliance with all local, state, and federal building regulations. Maintain life safety systems and coordinate inspections. Respond to after-hours emergencies as needed. Enforce building rules, policies, and safety procedures. Qualifications 3-5+ years of experience managing upscale residential, commercial, or mixed-use properties. Strong knowledge of building maintenance operations and mechanical systems. Excellent communication and customer service skills. Ability to manage multiple priorities in a fast-paced environment. Strong leadership and problem-solving abilities. Proficiency in Microsoft Office, Google Suite and property management software. Ability to work flexible hours and respond to emergencies when required. Preferred Qualifications Experience with luxury condominium, apartment, or mixed-use developments. Knowledge of budgeting and vendor contract management. Physical Requirements Ability to walk the property regularly, climb stairs, and inspect building areas. Ability to lift up to 25 pounds occasionally. Ability to respond to onsite emergencies. Pay:
$50,000.00 - $55,000.00 per year
