Job Description:
General Manager Property Management company based in Manhattan is looking for a highly skilled, experienced, hands-on, and detail-oriented General Manager for its commercial building portfolio. The candidate must have a successful record of managing capital projects, repairs and maintenance, tenant services, general operations, Union personnel, etc. as well as experience with asset management and budgeting. Core Responsibilities Daily Operations Implement and execute the approved strategic management plan for the asset(s). Own primary responsibility for successful execution of all day-to-day operations to assure 100% compliance with established policies and procedures. Provide direction, instruction and mentoring to building staff and administrative personnel. Oversee all construction projects and delegate components of the projects, where possible, to ensure optimal efficiency. Ensure all Tenant matters, including work orders, general requests, and complaints are resolved timely and to the tenant's satisfaction. Vendor Management Manage external vendors, contractors and consultants as required by the company. Follow agreed processes and procedures to procure contract services, follow all on-boarding requirements and maintain contracts. Participate in negotiation of service contracts to achieve highest levels of performance at competitive pricing in compliance with the company's policies and procedures. Ensure teams are overseeing vendors and accountability measures are in place. Maintain excellent vendor relationships. Team Management Ensure proper staffing levels within budget. Hire, train, and supervise all staff. Perform periodic performance reviews. Assure staff qualifications align with building needs. Issue disciplinary actions and manage any Union grievance and/or arbitrations. Lead by example, coach and drive team performance. Risk Management Ensure a property inspection program is in place and implemented. Conduct bi-weekly site inspections and walk-throughs. Ensure regulatory compliance and effective management of risk and liability. Oversee and approve the creation and maintenance of all sites specific documentation and initiatives including, but not limited to, site operations manuals and emergency procedures manuals. Ensure corrective actions are taken quickly and efficiently for any violations requiring repairs to building systems. Tenant Management Establish and maintain positive relationships with tenants. Oversee and approve the creation and maintenance of all tenants related documentation and initiatives including, but not limited to, handbooks, retention programs, surveys and feedback forms, etc. Manage timely rent payments, account audits to ensure all tenant accounts and receivables are current including, but not limited to, ancillary charges for water, sprinkler, electric, etc. Work closely with the commercial leasing department on all leasing initiatives. Licenses, Permits, Documentation Maintain documentation of as-builts, operating manuals, maintenance, standard operating and emergency procedures. Identify gaps and develop documentation in accordance with requirements. Assure that all required licenses, permits and certificates are maintained, available and current for the property, equipment and personnel. Budgeting & Reporting Oversee the preparation of annual budget and asset management plan. Ensure approved budget is consistently met. Responsible for controlling the procurement, contracting, and expenditure processes per company policy. Collaborate with accounting team to ensure all policies and procedures are completed in a timely manner and followed. Position Requirements 7-10 years+ of managing commercial real estate assets in Manhattan. Strong understanding of property, building management and real estate concepts including large project oversight. Financial Acumen is a must. MS Office skills (emphasis on Word/Excel) and knowledge of Yardi property management software. Strong multi-tasking skills, exceptional customer service and communication skills and strong organizational skills are essential. Ability to remain calm and thrive under pressure in a fast-paced environment.
