Regional Property Manager

POSITION SUMMARY
The Regional Property Manager assists owners in achieving their investment objectives by supporting and executing company strategies related to property management operations. This includes directing the team members in the assigned portfolio of properties and implementing policies, procedures, and practices that enable each property to meet and/or exceed budgeted financial goals and achieve operational performance objectives.
ESSENTIAL JOB FUNCTIONS
Develops the annual budgets for the properties and oversees attainment of budgeted goals by conducting financial forecasting, analyzing, and evaluating financial statements, reconciling monthly statements against approved budget, and works with others to address and resolve gaps in the financial performance of the portfolio. Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results. Provides leadership to the team of property managers and manages their performance in accordance with Company policies, values, and business practices. Oversees the appropriate and adequate staffing at each community and supervises the acquisition, development, and management of community team members. Reviews, analyzes, and interprets market data to identify emerging trends that may impact the performance of the portfolio, and works with the community managers and others to develop and implement market plans that drive occupancy and revenue growth. Ensures that the appearance and physical aspects of the properties meet the residents' and owners' established standards through routine site and safety inspections and communicates concerns and requests for capital improvements as needed to provide for the physical upkeep of each property in the portfolio. Reviews marketing, leasing, and vacancy reports with management and monitors leasing and occupancy goals for all assigned properties on a weekly basis; assists property managers to prepare for and proactively fill vacancies. Oversees the management of all property emergencies or crises, insurance claims, significant budget departures and issues related to capital improvements. Coordinates work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs. Work with Property Managers to help negotiate contracts, monitor progress, processing invoices, and ensuring open communication between consultants and Company project team. Utilizes property management software, word processing, spreadsheet, and database management applications to complete and produce required reports and other employment documents.
OTHER RESPONSIBILITIES
Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, researching and/or subscribing to the internet or other professional publications, or utilizing other appropriate method(s) to obtain business and professional information. Travels around the region to each property location as needed.
QUALIFICATION/EXPERIENCE REQUIREMENTS
Minimum of 3 years' experience managing multiple properties with direct supervision of staff. This may be property management, hotel management or similar related experience. Bachelor's degree in business, finance, marketing, or related field from an accredited institution is preferred Must have strong financial management aptitude. Experience with detailed financial reports and be able to provide an analysis of this information to the owner(s). Capable of assessing risks and hazards and ensuring they are reduced/eliminated as appropriate. Must exhibit excellent problem-solving abilities and a high comfort level with decision making. Must have a high level of initiative and works independently with limited guidance. Demonstrates leadership capabilities Possesses professional written and verbal communications skills Demonstrates strong attention to detail Frequent travel required Valid, clean driver's license. Reliable transportation to drive between locations. Must have a personal cell phone.

The employee is required to drive and travel throughout Greater Rochester, Finger Lakes, and Southern Tier regions. The work environment may be subject to working in inclement weather on new home and commercial construction sites with additional site visits to indoor office and commercial apartment buildings.
Pay:
$165,000.00 - $185,000.00 per year
