Job Description

Job Description An Ohio-based self storage company is seeking a Self Storage Property Manager for its self storage properties in Northeast Ohio. This position is full-time and will include responsibilities at our Akron, Ohio locations and other nearby locations. The Self-Storage Manager will be a part of a team that has broad responsibility related to tenant satisfaction and facility profitability for all locations within their assigned portfolio. The position is responsible for ensuring that all current and prospective tenants receive the highest level of service through phone, text, online chat, and in-person interactions. This includes all responsibilities for tenant leasing, tenant lease compliance, and tenant satisfaction. Additionally, this position is responsible for maximizing financial health of the facility through rent collection, marketing, and by meeting occupancy and other established financial goals. This position requires strong computer skills, outstanding customer service skills, a friendly and professional manner (both in person, on the phone, by chat messaging, and in live face-to-face communication), a flexible attitude, exceptional attention to detail, and the ability to multi-task. The successful candidate will be able to work proactively and independently, and provide excellent customer service and support to current and prospective tenants. Working under the Director of Operations and in cooperation with other staff, this sales and customer service position will engage in primary activities while managing day-to-day operations. Annual pay for this opportunity will be up to $50k and is commensurate with experience.
Key Duties and Responsibilities Include:
Leasing/Marketing/Customer Service Maximizing conversion of phone, text, online chat, and in-person appointments into rentals Following up with prospective customers via phone, mail, email or other electronic methods, as applicable Making recommendations to senior management regarding pricing and discounts based on knowledge of competitors within the assigned portfolio Assisting with facility marketing efforts including meeting prospective tenants onsite if needed Auditing rentals to ensure that tenants are in compliance with the requirements of the rental agreement Collection Invoicing and processing of monthly customer payments Managing the collection of delinquent rental accounts, including assisting in the submission of accounts to third party collection agency, as directed Assisting in the lien auction process, under the direction of senior management, in accordance with the established timelines and applicable self storage lien law Facility Operation Reviewing daily tenant activity at all facilities within assigned portfolio and document/report all unusual/extraordinary circumstances Assisting with facility upkeep, by picking up trash as needed, and notifying Facility Manager of issues that require immediate attention Working in conjunction with the Facility Manager to notify, communicate with, and counsel tenants as needed
Required Experience and Qualifications:
High school diploma or equivalent required. College degree is a plus. At least two years of experience in customer service, sales, or management is required. Prior experience in the self storage industry or property management is a plus. Ability to effectively use technology and learn applicable software applications Basic proficiency in Microsoft Office programs, including Word, Outlook, and Excel, is essential Effectively interact with the public and provide excellent customer service Effective written and verbal communication skills Confidence to work with minimum direct supervision Must possess a valid driver's license The Self Storage Property Manager may be required to work occasional Saturdays and to provide emergency assistance outside of regular business hours from time to time when needed. The candidate must pass a criminal background screening and a pre-employment drug screening as a condition of employment. They must also possess a valid Driver's License and have a reliable form of transportation.
