  • 93 Units Amelia, Ohio Full-Time | On-Site Position Overview Amelia Court Apartments is a 93-unit garden-style, "no-step" living community in Amelia, Ohio, professionally managed by CAP Real Estate.
The property benefits from a highly walkable location near Kroger and daily retail. We are seeking a hands-on Community Manager responsible for leasing, operations, financial performance, and resident experience, with direct impact on occupancy, rent growth, expense control, and Net Operating Income (NOI). Schedule Monday-Thursday 9:00-5:00PM Friday
  • 8:00AM-4:00PM Saturday
  • Half day Responsibilities
  • Oversee daily operations of the 93-unit community
  • Achieve occupancy targets and drive market-based rent growth across new leases and renewals
  • Lead leasing efforts (tours, follow-up, closing)
  • Respond promptly and professionally to resident and prospect inquiries (phone, email, online)
  • Execute rent collections and manage delinquencies
  • Monitor unit turns and vendor performance
  • Solicit and compare bids for repairs and capital projects
  • Provide structured weekly operating reports (occupancy, bids, turn progress, leasing, CAPEX, escalations)
  • Control expenses in line with operating targets
  • Maintain accurate lease files, resident records, and documentation of communications
  • Maintain professional resident communication and resolve issues promptly Qualifications
  • 3+ years of multifamily property management experience
  • Strong leasing and closing track record
  • Experience using spreadsheets for action tracking, bid comparisons, scopes of work, and GCR documentation
  • Experience with Rent Manager, Yardi, or similar property management software
  • Working knowledge of Fair Housing laws and leasing regulations
  • Understanding of occupancy, rent roll, collections, expenses, and NOI drivers
  • Strong organization and follow-through Performance Metrics Performance will be evaluated against operating targets.

  • Collections and delinquency control
  • Unit turn timelines
  • Expense control Compensation
  • Competitive base salary
  • Performance bonus based on achieving operating targets
