Real Estate & Property Management Purpose:
Manages the day-to-day operations of all BBC-owned residential and commercial properties across all subsidiary entities. Leads all real estate development and property management operations, including the development pipeline, subsidiary entity oversight, construction management, and portfolio financial performance.
Key Responsibilities:
Supervises the Real Estate Development and Property Operations and Staff Manages the overall real estate portfolio strategy and reports to the Board's Programs & Real Estate Committee Oversees all development projects from acquisition through stabilization Ensures compliance with ODA, HHS, NTI/MNTI, Housing Trust Fund, and other real estate funder requirements Manages relationships with lenders, investors, tax credit syndicators, and development partners Reviews and approves all construction draws, pay applications, and change orders Supervises the Construction Coordinator, Housing Coordinator, RED Coordinator, and RE Development Analyst Manages project timelines, budgets, and deliverables for active development projects Coordinates construction bidding, contractor selection, and contract execution Monitors financial performance of all subsidiary entities (occupancy, NOI, debt service) Coordinates with legal counsel on real property transactions, title issues, and entity governance Ensures annual entity compliance (Secretary of State filings, insurance, regulatory reporting)

Minimum Qualifications:
Bachelor's degree in real estate, urban planning, construction management, business administration, or a closely related field from an accredited institution Seven (7) years of progressively responsible experience in real estate development, property management, or affordable housing, including at least three (3) years in a leadership role Demonstrated experience managing the full real estate development lifecycle: acquisition, financing, construction, lease-up, and stabilization Experience with tax credit financing (LIHTC, Historic Tax Credits, New Markets), ODA programs, and HUD/HHS housing grants Demonstrated experience managing subsidiary entities and property-level financial performance Experience managing relationships with lenders, investors, syndicators, and development partners Proficiency in Microsoft Office Suite and real estate financial modeling Valid Ohio driver's license and access to reliable transportation
Preferred Qualifications:
Master's degree in real estate development, urban planning, business administration (MBA), or public administration (MPA) Ten (10) or more years of real estate development experience in a CDC or nonprofit housing organization Direct experience with City of Cleveland
NTI/MNTI
programs, UDAG grants, and Housing Trust Fund Experience with CHDO certification and compliance requirements Ohio Real Estate Broker or Salesperson license Familiarity with Cleveland's Buckeye, Woodland Hills, and Mt. Pleasant development landscape
Work Environment & Physical Requirements:
Split between office-based work at Bridgeport Place and field work at program sites, construction sites, subsidiary properties, and community locations throughout the service area Must be able to sit for extended periods in an office setting and stand or walk for extended periods during site visits; occasionally lift materials up to 25 pounds Occasional evening and weekend work required for community events, emergency response, or program delivery Department of Real Estate & Property Management - Manager This department manages all real estate development activity and the ongoing operations of BBC's subsidiary property entities.
It encompasses the full lifecycle:
acquisition, financing, construction, lease-up, and long-term property management. Manages the active development pipeline including project financing, construction oversight, and grant-funded development activities. Leads all real estate development and property management operations, including the development pipeline, subsidiary entity oversight, construction management, and portfolio financial performance. Manages the active development pipeline including project financing, construction oversight, and grant-funded development activities. Provides on-site construction oversight and project coordination for active development projects. Manages housing program compliance, CHDO activities, and resident housing services.
