Job Description

Leadership & Team Development Build and lead a high-performing on-site team focused on exceptional service and resident satisfaction. Motivate, mentor, and train Leasing and Maintenance teams to achieve occupancy, retention, and performance goals. Assess training needs and coordinate relevant industry development opportunities. Foster a positive, energetic, and collaborative team culture that reflects company standards and brand vision. Assess training needs of community employees (Maintenance seminars, National Apartment Association training, Fair Housing seminars, etc.). Maintain active relationships within the multifamily community by attending luncheons, training classes, and industry events. Analyze and evaluate personnel needs, including management, leasing, and maintenance staffing. Resolve employee issues related to performance evaluations and disciplinary actions in accordance with company policy. Property Operations Enforce company policies and procedures for all aspects of office and property operations. Oversee daily operations to ensure the community delivers a high-quality resident experience. Audit rent rolls, leasing activity, and resident files for accuracy and compliance. Mediate and resolve resident concerns while maintaining high levels of customer satisfaction. Conduct quality-control unit walks to ensure units meet company standards prior to leasing. Oversee move-outs, make-readies, and contractor coordination to meet established timelines. Maintain exceptional curb appeal through regular inspections and vendor oversight. Monitor maintenance performance by ensuring timely work order completion and conducting quality checks. Develop and execute creative marketing strategies to drive traffic, tours, and brand visibility. Cultivate strong relationships with local businesses, organizations, and outreach partners. Plan and coordinate resident events, community initiatives, and social-media-driven efforts to strengthen community engagement. Ensure consistency across all leasing materials, advertising platforms, digital presence, and resident communications. Financial Work closely with the Regional Manager to analyze and understand financial performance and budgets. Manage rental pricing strategies for new and renewing residents based on market conditions. Meet or exceed occupancy, collections, and revenue benchmarks. Provide the Regional Property Manager with weekly performance reports and operational insights. Train staff on financial objectives, reporting accuracy, and sound fiscal management practices. Compliance Ensure compliance with Fair Housing laws and all company policies and procedures. Train teams on accurate documentation, system usage, and operational consistency. Audit daily activities to ensure adherence to operational, safety, and compliance standards. Requirements Strong commitment to company fundamentals and values. Demonstrated ability to drive occupancy and deliver excellent customer service. Exceptional written and verbal communication skills. Ability to thrive in a fast-paced, evolving, multi-tasking environment. Performance-driven with strong attention to detail. Proficiency in property management software (AppFolio, Yardi, RealPage, etc.) and strong Excel skills. Ability to respond to after-hours emergencies as needed. High sense of urgency while maintaining accuracy and attention to detail. Metrics-driven mindset with a focus on results and accountability.
