About Us We are a privately held real estate company headquartered in Oregon with a portfolio of 12 residential communities and more than 1800 apartment homes across Oregon, Washington, and Arizona. We are a team of dedicated professionals who take pride in the quality of our communities and the service we deliver to our residents. We are looking for an experienced, driven Portfolio Property Manager to join our operations team and help us continue to grow. Position Summary The Portfolio Property Manager is responsible for the overall performance of an assigned portfolio of residential communities, ensuring each property meets or exceeds financial, operational, and compliance standards. This role serves as the primary point of contact between on-site teams and senior leadership and requires a hands-on leader who is equally comfortable analyzing a financial statement and coaching a leasing consultant. The ideal candidate brings deep operational expertise, strong business acumen, and a genuine passion for developing high-performing teams. Core Responsibilities Portfolio Performance Drive NOI performance across the assigned portfolio through strategic oversight of revenue, expenses, and occupancy Monitor and analyze financial statements, variance reports, and key performance indicators on a regular basis Develop and execute annual operating budgets and capital plans in partnership with Senior management Identify and act on opportunities to maximize revenue, reduce controllable expenses, and protect asset value Operations & Compliance Ensure all communities operate in compliance with applicable federal, state, and local housing laws and regulations Conduct regular property inspections to evaluate physical condition, curb appeal, and maintenance standards Oversee capital improvement and renovation projects, including vendor selection, scope management, and budget adherence Maintain a working knowledge of market conditions and competitive positioning across the portfolio Leasing & Occupancy Achieve and sustain targeted occupancy levels across all assigned properties Review and approve pricing strategies, lease terms, and concession decisions Monitor leasing activity and conversion metrics, providing coaching and direction to on-site teams as needed Support lease-up projects and new community openings as assigned Team Leadership & Development Partner with HR on staffing needs across the portfolio, including participating in the interview process, making hiring recommendations, and leading onboarding and development of new team members Set clear performance expectations, provide regular feedback, and conduct performance evaluations Foster a positive, accountable, and resident-focused team culture Partner with HR on employee relations matters, disciplinary actions, and workforce planning Resident & Stakeholder Relations Ensure consistent delivery of a high-quality resident experience across all communities Handle escalated resident concerns with professionalism and a solutions-oriented approach Prepare and present portfolio performance updates to Senior management on a regular basis, including financial summaries, occupancy trends, and operational highlights Maintain strong working relationships with vendors, contractors, lenders, and other external partners Qualifications Required Minimum 5 years of experience in property management, with at least 2 years in a regional or multi-site leadership role Demonstrated track record of achieving financial and operational targets across a residential portfolio Strong working knowledge of fair housing laws and landlord-tenant regulations Proficiency with property management software; experience with Entrata and Blue Moon preferred Valid driver's license and ability to travel regularly across the portfolio states (OR, WA, AZ) Bachelor's degree in Business, Real Estate, or a related field, or equivalent professional experience Preferred Experience managing multi-state portfolios Familiarity with conventional, lease-up, and value-add property types CPM, CAM, or ARM designation Active involvement in industry organizations Core Competencies Financial acumen — ability to read, interpret, and act on financial data Leadership — inspires trust, accountability, and performance in others Communication — clear and professional across all audiences, written and verbal Problem-solving — approaches challenges with creativity and sound judgment Organization — manages competing priorities across a complex portfolio with ease Integrity — models ethical behavior and holds others to the same standard What We Offer Competitive salary commensurate with experience Comprehensive benefits package including health, dental, and vision coverage Paid time off and company holidays Professional development support including education A collaborative, experienced leadership team and a stable, growing portfolio Equal Opportunity Employer.
