We're looking for a Property Manager to oversee 2 garden style communities in Tigard and Beaverton for a total of 85 units. You will be the central figure in creating a welcoming and well-maintained living experience for residents while efficiently managing daily operations. We're all about creating a welcoming and enjoyable place for our residents, and we're seeking someone who brings professionalism, personality, and problem-solving skills to the role.
KEY RESPONSIBLITIES
Resident Relations:
Build and maintain positive relationships with residents, addressing their concerns, requests, and maintenance issues promptly and professionally. Be the first point of contact for any resident inquiries, ensuring a high level of customer satisfaction. Mediate any disputes and maintain a peaceful, friendly atmosphere within the community.
Leasing and Marketing:
Advertise and market available units to attract high-quality residents. Conduct property tours, process applications, perform background checks, and oversee lease signings. Develop and implement strategies to maintain high occupancy rates.
Property Maintenance:
Ensure the property is clean, well-maintained, and visually appealing. Manage the day-to-day operations of the property, including scheduling and overseeing maintenance work, and ensuring the grounds are properly maintained. Conduct regular inspections to identify and address any issues proactively.
Rent Collection and Financial Management:
Oversee rent collection, track payments, and enforce lease agreements. Track resident delinquencies and management of collections. Operate within the scheduled property budget in collaboration with your corporate team.
Resident Lease Compliance:
Enforce the terms of leases, handle lease renewals, and address any violations of the lease agreement. Ensure residents are following community rules and regulations. Handle lease renewals, violations, and any necessary corrective actions with professionalism and tact.
Emergency Response:
Respond to emergency maintenance situations and after-hours issues as required to ensure the safety and satisfaction of residents. Handle situations quickly and professionally, from plumbing issues to power outages.
Administrative Duties:
Maintain accurate and up-to-date resident files, lease agreements, and property records. Prepare and distribute communication regarding property updates, policies, or changes. Stay organized and ensure administrative tasks are completed efficiently and timely.
Onsite Living:
As the Onsite Property Manager, you will have the opportunity to live at either of the sites with a 20% discount. What We're Looking For Previous experience in property management, customer service or a related field is required. Strong interpersonal skills to handle a variety of resident concerns effectively. Exceptional organizational and multitasking abilities to manage the needs of our community. Basic knowledge of maintenance procedures and an eye for detail. Tech-savvy with proficiency in property management software, email, and Microsoft Office. Ability to manage administrative tasks such as rent collection, lease signing, and reporting. Ability to work independently and manage time effectively. High school diploma or equivalent required. Additional education in property management or business is a plus.
