Job Description

Join our dynamic team as a Property Manager specializing in Affordable Housing! In this vital role, you will oversee the daily management, team operations, and physical upkeep of our residential community while ensuring flawless compliance with federal, state, and local regulations. Your leadership will foster positive, structured relationships with residents, staff, and vendors. Responsibilities Compliance & Administration Ensure absolute compliance with LIHTC (Low-Income Housing Tax Credit), Section 8 , HUD , and Fair Housing regulations. Manage all aspects of affordable housing compliance, including file audits, meticulous tenant file organization, and timely resident recertifications. Maintain accurate financial and operational records using property management software ( Yardi ) Prepare detailed reports on occupancy rates, financial performance, and compliance status; support legal administrative processes related to landlord-tenant law. Operations & Tenant Relations Manage daily operations, including leasing coordination, marketing vacant units, negotiating lease agreements, and enforcing timely rent collection. Handle resident relations with an authoritative yet empathetic approach; address policy non-compliance firmly and legally, utilizing clear, direct communication to resolve conflicts effectively. Review and draft legally professional tenant notices, correspondence, and documentation. Facilities & Maintenance Coordination Partner closely with the Site Manager and Maintenance Director to coordinate employee schedules, daily assignments, and on-call rotations. Utilize computerized maintenance management systems to prioritize, schedule, and monitor resident service requests to limit callbacks and ensure prompt resolution. Oversee the daily upkeep, curb appeal, and overall cleanliness of property grounds, common areas, and vacant units during the turnover (make-ready) process. Manage vendor relationships, solicit competitive bids, and oversee outside contractors for major property repairs and remediation projects within budget.
STRICT REGULATORY REQUIREMENT
Candidates MUST possess a proven, verifiable background in affordable housing compliance. Prior hands-on experience with HUD, Section 8, LIHTC, and Tax Credit programs is strictly
REQUIRED
for this position.
Experience:
3+ years of progressive property management experience, with a heavy focus on affordable housing, subsidized programs, or real estate administrative roles.
Legal & Code Knowledge:
Strong, functional knowledge of landlord-tenant law, Fair Housing regulations, building codes, and legal housing contracts.
Technical Proficiency:
Advanced skills in property management software (Yardi) and office operations (data entry, filing systems, and digital record keeping).
Leadership & Communication:
Excellent interpersonal and written communication skills; ability to maintain a firm, professional stance in high-stress situations while managing multiple priorities with strict attention to detail.
Logistics:
A valid driver's license, a clean driving record, and reliable transportation are required.
