Building Maintenance/HVAC

Apartment building HVAC and general Maintenance Actively seeking a part time maintenance technician across several residential apartment buildings in the Brewerytown area of Philadelphia. The ideal candidate will organize, and maintain the buildings preventative maintenance schedules. HVAC knowledge required, specifically mini-splits. You will be maintaining 35 units each with at least 1 compressor and at least 2 heads. Knowledge of tankless water heaters also a plus as you will be required to service them but they are genuinely easy to learn. The ideal candidate will be well organized and computer literate. Job responsibilities Reporting to the property manager, you must spend at least 3 days with a minimum of 4 hours each of those days, on premises. Be able to promptly respond to tenant maintenance tickets entered into our property management system, Buildium Document and enter all your diagnostics, conclusions, recomendations, and maintenance logs into the system in real time. Diagnose and perform minor routine maintenance and repairs in a timely and professional manner Be responsible for maintaining the HVAC appliance register for each apartment unit. Complete and oversee the general preventative maintenance program, including changing or cleaning HVAC air filters and cleaning/washing external condensors/compressors. Be able to give ample notice to our tenannts and enter occupied apartments in a professional and cordial manner Although reporting to the property manager, you must be able to work autonomously with little or no supervision Accurate time keeping is a must so that individual buildings/units can be billed for your work. Skills and job requirements Although not responsible for apartment turnover , general apartment repair and maintenance knowledge is required, including patch and paint, drywall, and minor electrical and plumbing Knowledge of HVAC systems is a must, especially mini-splits. Any certifications will be a definite plus Ability to work under pressure to tight deadlines. Knowledge of Buildium property management software is a plus but experience with AppFolio or Yardi also counts Be physically fit and able to lift 50lb weight unaided Ability to work on ladders, crouch, crawl, and kneel to complete jobs Ability to travel to job sites, and between buildings Ability to operate basic hand tools as appropriate to complete jobs Access to car/van to pick up and move building supplies This role is part time, with a minimum of 10 hrs p/w , and a maximum of 20 hours, and requires at least 3 days on premises.
