TEAM MEMBER REQUIREMENTS

Maintains regular attendance in compliance with the Korman standards. Approach all encounters with residents and Team Members in a friendly, service-oriented manner. Promotes a safe, secure and healthy work environment. Maintains Resident/guest privacy and confidentiality by protecting all personal information. Team Member should have intimate knowledge of surrounding area including but not limited to: restaurants, retail, arts, cultural activities, etc. Familiar with emergency and safety procedures for your position.
RESPONSIBILITIES
Ensure consistent application of all standard operating procedures related to revenue generation and cost control. Plan, coordinate, and execute engaging resident events that enhance lifestyle and community experience, including movie nights, fitness classes, cooking demos, happy hours, tailgates, wellness days, pop-up shops, and collaborations with local vendors. Build and maintain partnerships with local businesses and organizations to provide added value and services to residents. Develop and implement special programming that activates the community experience, such as wellness initiatives, social events, and team-building activities. Actively contribute to marketing efforts focused on attracting new residents and retaining current ones through community engagement and outreach. Engage residents, guests, and members with a consistently positive, service-oriented attitude. Provide support and assistance to residents, fostering a welcoming and helpful environment. Cultivate strong relationships with new and existing clients to enhance resident satisfaction and retention. Enhance property reputation by taking ownership of resident needs, responding creatively to new challenges, and seeking ways to add value. Participate in the sales and promotion of private event spaces, from lead generation through booking and execution. Manage event leads through all stages—prospect, tentative, and confirmed—ensuring seamless follow through. Lead staff in delivering exceptional service for all finalized events hosted at the property. Oversee monthly inventory processes and ensure timely and accurate invoice handling. Responsible for all lease inquiries and tour scheduling. Assist new residents through the application process and final lease signatures. Represent the brand at sales events and client functions to increase visibility and drive engagement. Execute marketing and outreach efforts including direct mail campaigns, sales blitzes, business promotions, telemarketing, trade shows, and chamber of commerce events. Welcome all prospective residents and clients with signature AKA hospitality, including property tours, refreshments, and availability consultations. Generate new business through cold calls, territory outreach, relationship-building, and lead development. Demonstrate thoroughness and commitment in all tasks by applying detailed planning, analysis, and execution to every responsibility. Finding and closing new business opportunities. Own your geographic territory, know what is happening in your market by driving and walking your area. Connect with rental prospects to understand and meet their rental needs Cultivate relationships with Realtors, insurance agents, local chambers, area corporations, neighborhood businesses, and other professionals to generate business opportunities by cold calling, blitzing, research, and networking Prepare weekly leasing and traffic reports Walk your showable residences and sales path daily to ensure it is ready for tours Deliver high-touch, top-notch service to all AKA residents, prospects, and partners Communicate effectively with all team members and AKA brand leadership
DESIRED SKILLS/QUALIFICATIONS
Demonstrated strong guest service skills. Demonstrated problem solving and decision making skills. Demonstrated energetic, self-motivating and a "can do" positive attitude. Proficiency in English (written and oral) Excellent people management skills including promoting teamwork and performance management. Possessing the ability to sell value not price and representing a luxury brand. Ability to be flexible with work schedule including nights, weekends and holidays. Meticulous attention to detail. Previous Sales experience in hospitality or leasing.
PHYSICAL REQUIREMENTS
Must be able to lift up to 30 lbs. Sits, stands, bends, stretches, lifts items and moves intermittently during working hours.
