About the
Role:
We are seeking a highly organized and reliable Assistant Property Manager to support the day-to-day operations of our residential rental properties in Northeast Ohio. The ideal candidate will have hands-on property management experience, strong problem-solving skills, and the ability to oversee multiple properties, tenants, contractors, and projects simultaneously.
Location:
The ability to work across Akron, Cleveland, and Cleveland Heights is a mandatory requirement for this role. This is a hybrid role , with time split between on-site property visits (inspections, maintenance coordination, move-ins/move-outs, etc.) and remote administrative work.
Key Responsibilities:
Lead maintenance and renovation projects across the portfolio Source vendors and collaborate with existing vendors to define scope, secure competitive pricing, and verify completion of work for maintenance and renovation projects Conduct quality assurance checks to ensure all work aligns with approved scopes and company standards Coordinate maintenance requests between tenants and vendors, ensuring timely and effective resolution Support ongoing maintenance operations with a strong understanding of general maintenance practices Provide regular updates to senior management on property status, inspections, and ongoing projects Attend contractor walkthroughs and various required inspections Conduct detailed move-in and move-out inspections, evaluating property condition, identifying deficiencies, and ensuring units meet company standards Evaluate move-out conditions and assist in preparing accurate security deposit settlement statements Lead and manage the full Lead Safe Certification process, including coordinating inspections, overseeing remediation work, and ensuring properties comply with regulations Assist in preparing and maintaining accurate and up-to-date property documentation, including move-in/move-out reports, inspection records, maintenance requests, and completed work orders Post and deliver tenant notices as needed Attend eviction court hearings as needed Ensure full compliance with all local, state, and federal housing regulations, including Section 8 requirements where applicable Uphold a high standard of tenant satisfaction by proactively addressing concerns and ensuring a positive resident experience Conduct other duties as assigned by senior management
Qualifications:
Previous experience in property management, leasing, or a related field preferred Strong organizational skills with the ability to manage multiple projects, inspections, and tasks simultaneously Ability to coordinate and follow through on tasks from initiation to completion with minimal supervision Excellent communication and problem-solving skills Ability to effectively handle tenant concerns in a professional and timely manner General knowledge of maintenance practices and the ability to assess the quality of work and identify issues Basic knowledge of property management software and accounting practices Familiarity with Section 8 or subsidized housing programs is considered an asset Reliable transportation and flexibility to travel between job sites across
Northeast Ohio Bonus Qualifications:
Existing relationships with local contractors and vendors are considered an asset
