About Us American Capital Properties, LLC (ACP) is a privately held commercial real estate company with a growing portfolio of office, retail, and mixed-use properties across multiple U.S. markets. We take a hands-on, relationship-driven approach to ownership and operations, and we're looking for a capable, detail-oriented professional to join our Lake Oswego team. Position Overview We are seeking an Assistant Property Manager to be based out of our Lake Oswego office. This individual will start by supporting our commercial office property in Lake Oswego and providing project management support on two private residences in the Lake Oswego area. As the right candidate grows into the role, responsibilities will expand to include support for three additional commercial properties in Nevada and California — all relatively low-maintenance assets. With ACP's continued growth, there is meaningful opportunity to take on broader responsibilities over time. This is a full-time, in-office position. Remote and hybrid arrangements are not available. Light travel to out-of-state properties may be required on occasion, but the majority of the work is performed from the Lake Oswego office. Key Responsibilities Lake Oswego Commercial Office Property Serve as a primary point of contact for tenants, vendors, and contractors at the Lake Oswego property Support day-to-day building operations, including maintenance, janitorial, landscaping, and life-safety systems Process and track work orders, service contracts, and recurring vendor agreements Conduct regular property inspections and ensure the building consistently presents at a high standard Show available spaces to prospective tenants and relay showing information to the North Carolina-based leasing team and Director of Operations Manage tenant delinquencies in accordance with ACP's established collections process Residential Project Management (Lake Oswego Area) Provide project management support on two private residences in the Lake Oswego area Solicit, review, and analyze contractor bids; coordinate scopes of work and schedules; track project timelines through completion Coordinate with vendors, inspectors, and contractors to ensure work is completed on time and to ACP's quality standards Nevada and California Commercial Portfolio (Grown Into Over Time) Support day-to-day operations of three commercial properties in Nevada and California from the Lake Oswego office Build and maintain relationships with tenants, on-site vendors, and local service providers in each market Coordinate periodic site visits as needed to assess property conditions and oversee major projects Qualifications 1-2 years of property management experience (commercial preferred, but multifamily or residential experience will be considered) Experience coordinating vendors and contractors, including soliciting and evaluating bids Experience managing tenant delinquencies and following a structured collections process Proficiency with property management software (Yardi Voyager experience a plus; willingness to learn required) Proficiency with Microsoft Office Excellent written and verbal communication skills; comfortable interfacing directly with tenants, vendors, and ownership Highly organized self-starter with the ability to manage multiple projects and priorities Eagerness to learn commercial property management and grow into expanded multi-state responsibilities Valid driver's license and ability to travel occasionally to out-of-state properties as needed What We Offer A stable, privately held company with a long-term outlook A collaborative, in-office team environment in Lake Oswego Direct exposure to ownership-level decision-making Clear opportunity to grow into expanded responsibilities as the portfolio grows To Apply Submit your resume and a brief cover letter outlining your relevant experience.
