In-office only - no remote or hybrid available About Us American Capital Properties, LLC (ACP) is a privately held commercial real estate company with a growing portfolio of office, retail, and mixed-use properties across multiple U.S. markets. We take a hands-on, relationship-driven approach to ownership and operations, and we're looking for a capable, detail-oriented professional to join our Lake Oswego team. Position Overview We are seeking an Assistant Property Manager to be based out of our Lake Oswego office. This individual will support the management of the commercial office property where ACP's offices are located, provide project management support on two private residences in the Lake Oswego area, and assist with the day-to-day oversight of commercial properties in Nevada and California. As ACP continues to grow, the portfolio supported by this role is expected to expand into additional markets. The ideal candidate is an organized, motivated self-starter who takes ownership of their work, drives projects forward, and is ready to grow into greater responsibility over time. New hires will be paired with a senior team member for training and mentorship, with the goal of building confidence and independence in the role. This is a full-time, in-office position. Remote and hybrid arrangements are not available. Light travel to out-of-state properties may be required on occasion, but the majority of the work is performed from the Lake Oswego office. Key Responsibilities Lake Oswego Commercial Office Property Serve as a primary point of contact for tenants, vendors, and contractors Support daily building operations including maintenance, janitorial, landscaping, security, and life-safety systems Manage tenant relations, including handling tenant requests, coordinating move-ins and move-outs, and overseeing tenant improvement work Show available spaces to prospective tenants and brokers, gather feedback and prospect information from showings, and communicate that information to the leasing team and Director of Operations Manage tenant delinquencies and follow ACP's established collections process, including consistent tenant communication and escalation Process and track work orders, service contracts, and recurring vendor agreements Conduct regular property inspections to ensure the building presents at a high standard Residential Project Management (Lake Oswego Area) Provide project management support on improvement and repair projects at two private residences in the Lake Oswego area Solicit, review, and analyze contractor bids; coordinate scopes of work and schedules Coordinate with vendors and inspectors through project completion Ensure work is completed on time and to ACP's quality standards, with minimal disruption to the residents Nevada and California Commercial Portfolio Support day-to-day operations of commercial properties in Nevada and California from the Lake Oswego office Build and maintain relationships with tenants, on-site vendors, and local service providers in each market Manage tenant delinquencies and follow ACP's established collections process across the out-of-state portfolio Coordinate periodic site visits as needed to assess property conditions and oversee major projects Qualifications 1+ years of property management, real estate operations, or related experience (commercial preferred but not required) Solid understanding of building operations, vendor coordination, and tenant relations Comfortable managing projects independently — gathering bids, coordinating contractors, and driving work to completion Experience with tenant delinquencies, accounts receivable follow-up, or similar collections work a plus Yardi Voyager experience strongly preferred; willingness to learn will be considered for the right candidate Proficiency with Microsoft Office Strong written and verbal communication skills; comfortable interfacing directly with tenants, brokers, and ownership Organized, self-directed, and able to take ownership of work Valid driver's license and ability to travel occasionally to out-of-state properties as needed What We Offer A stable, privately held company with a long-term outlook A collaborative, in-office team environment in Lake Oswego Training and mentorship from senior team members Direct exposure to ownership-level decision-making Competitive compensation and benefits package commensurate with experience To Apply Submit your resume and a brief cover letter outlining your relevant experience.
