Part-Time or Full-Time (Flexible; includes on-call availability for emergencies) ________________________________________ Position Summary The Part-Time Associate Property Manager will support the day-to-day operations of the Bound Brook portfolio, with a primary focus on tenant communication, maintenance coordination, and overall property oversight. This role is critical in ensuring smooth building operations and a high level of tenant service. The ideal candidate is organized, dependable, bilingual ( English/Spanish - required ), and comfortable managing both administrative responsibilities and on-site property needs. This position will work closely with ownership/portfolio management and serve as the primary point of contact for tenants and vendors at the property level. ________________________________________ Key Responsibilities Tenant & Vendor Communication Serve as the first point of contact for all tenant inquiries, concerns, and service requests Handle inbound calls, messages, and emergency issues (including nights/weekends as needed) Maintain professional, responsive, and customer-service-oriented communication at all times Coordinate directly with vendors and service providers as needed ________________________________________ Maintenance Coordination Receive, enter, and manage work orders through AppFolio Coordinate closely with Maintenance Supervisor on scheduling, updates, and completion Follow up with tenants and maintenance to ensure timely resolution of issues Assist in tracking and managing unit turnovers in coordination with maintenance and leasing ________________________________________ Property Oversight / Field Operations Conduct regular property walks to identify: o Maintenance issues o Cleanliness concerns o Safety or operational issues Report findings and coordinate resolution of any identified issues Provide building access and meet with vendors (PSEG, NJAW, inspectors, contractors, etc.) Assist during property inspections (State/DCA, local, fire inspections) alongside management and maintenance ________________________________________ Administrative & Operational Support Deliver tenant communications via: o AppFolio o Mail / Certified Mail o Hand delivery (as needed) Send building-wide notices and updates Coordinate and manage move-ins and move-outs Assist with delinquency follow-up after review with management Maintain organized and accurate records of all communications and property activity ________________________________________ Leasing & Turnover Coordination Support Work in coordination with leasing to support unit readiness and showings Assist in ensuring units are prepared, accessible, and turned over efficiently Help facilitate communication between leasing, maintenance, and tenants ________________________________________ Scope of Role This position will handle all first-line tenant and vendor communication for the Bound Brook portfolio. Escalated matters, commercial tenant relations, leasing strategy, renewals, and higher-level decision-making will remain under senior management. ________________________________________ Qualifications Bilingual (English/Spanish) - Required Strong communication and interpersonal skills Highly organized and detail-oriented Dependable and responsive, with a strong sense of ownership Comfortable using: o Microsoft Office (Word, Excel, Outlook) o Property management software (AppFolio or similar preferred) Ability to multitask and manage priorities Prior property management, leasing, or administrative experience preferred ________________________________________ Key Traits for Success Strong customer service mindset Proactive and solution-oriented Comfortable being in the field and interacting with tenants/vendors Ability to operate independently while staying in close communication with management Professional, reliable, and accountable
