Job Description
Community Manager A different kind of community management role At Kellison, our community managers are trusted advisors to volunteer boards, the calm in the middle of complex situations, and the hub of the wheel that keeps neighborhoods running well. We have served Northern Colorado HOAs and Metro Districts since 2001, and we have built something we are proud of: the resources and professionalism of a larger firm with the personal attention of a smaller one. We are hiring one Community Association Manager to join a small, capable team that takes pride in doing this work well. What you will actually do You will be the primary point of contact for several community associations and the boards that govern them. On any given week, you will: Partner with volunteer board members to help them make sound decisions about the communities they serve. Walk boards through governing documents, Colorado statutes, and the practical tradeoffs behind every decision. Coordinate vendors, projects, and budgets so the work gets done on time and on budget. Handle homeowner questions, concerns, and the occasional frustrated phone call with steadiness and care. Prepare board packets, attend evening board meetings, and follow up on every action item that comes out of them. Stay ahead of issues before they become problems. Some days you will feel like a diplomat. Other days you will feel like a project manager. Most days you will feel like both. Who tends to thrive here The people who do this job well share a specific mix of traits. They take ownership without being asked. They build trust quickly with people they have just met. They stay organized when ten things are happening at once. They communicate clearly in writing and on the phone. They bring calm to situations that other people find stressful. They also have a backbone. This job requires delivering hard news kindly, holding the line on governance, and telling a board the thing they need to hear rather than the thing they want to hear. Experience in HOA management, property management, or community association work is helpful. So is experience in account management, project coordination, paralegal work, customer success, or any role where you have managed multiple clients with competing priorities. We care more about how you are wired more than where you have worked. Who probably will not thrive here We would rather tell you up front than have you discover it in month three. This role is likely a poor fit if you: Prefer highly predictable work where every day looks the same. Want strict 8 to 5 hours with no evening commitments. Find homeowner phone calls or board politics draining rather than interesting. Prefer to wait for instructions rather than figure out the next right move.
