Job Description

We are seeking a self-motivated, responsive, friendly, On-Site Property Manager to oversee building complex in Morgan Hill, CA 95037. Flexible work schedule with a discounted condo and approximately 10-15 hours per week plus leasing commission. The candidate must live onsite(one/two/three bedrooms options) or nearby less than 5 mins drive.
Key Responsibilities:
The manager's duties include, but are not limited to: Show vacant units to prospective tenants upon request from upper management. Be flexible with showing homes on a weekly basis, including weekends.
Move-in process:
Hand over keys to new tenants and conduct a move-in inspection together on the first day of occupancy or one to two days prior to the start date. Complete a move-in checklist, welcome new tenants, and answer any move-in-related questions.
Move-out process:
Collect keys from departing tenants and perform a final walkthrough together. Complete the move-out checklist and take photos of any damages. Notify the repair/maintenance manager of any items requiring attention. Inspect contractors' work, such as cleaning or repairs, and report findings to management. Handle tenant inquiries and complaints in a timely and professional manner. Coordinate and assist with repairs and maintenance, including verifying the condition of reported issues. Enforce property rules and regulations and notify management of any concerns, such as suspicious behavior or rule violations (e.g., broken windows, wall damage, excessive garbage). Assist with eviction processes when necessary. Assist with property inspections and coordinate with third-party vendors or government agencies. Assist tenants with access to their units when needed. Additional duties may be added as necessary.
Experience and Qualifications:
A primary flexible job (real estate agent, sales, or a work from home job are good examples) Ability to text, email and communicate in a friendly positive tone a must Flexibility and ability to respond quickly to resident inquiries is a must Computer proficiency (email, word, excel or google sheet) Highly organized and responsive Professional and Polite communication skills Apartment management and/or leasing experience a plus but not required
Compensation:
Either $28 hourly pay or Fixed Rent credit of $1,500 if you live onsite, and plus $200 commission per new move-in
Pay:
$28.00 per hour
