Job Description

We are looking for an experienced Property Manager to take ownership of a portfolio of approximately 200 single-family homes plus a small number of multifamily units across the Upstate South Carolina market. This is a full-time, in-office position based at our Greenville office, with regular travel to properties throughout the area. You will be the primary point of contact for your owners and residents, and you will be expected to manage your portfolio with urgency, accuracy, and professionalism. A South Carolina Property Manager license is preferred, and if you do not hold one at the time of hire, we will support you in obtaining it, with a pay increase upon licensure.
Compensation:
$48,000 - $55,000 yearly
Responsibilities:
Day-to-day portfolio management across approximately 200 single-family homes and select multifamily units, including lease administration, move-in and move-out coordination, and rent collection oversight. Owner communication and reporting, including monthly financial summaries, vacancy updates, and maintenance status. Resident relations, including responding to service requests, addressing complaints, and enforcing lease terms when necessary. Work order management and vendor coordination, ensuring maintenance is completed on time, within budget, and to the standard owners and residents expect. Vacancy management, including coordinating showings, processing applications, and executing approved leases. Lease renewals, including rate recommendations, renewal negotiations, and documentation. Regular property visits and inspections as needed, with mileage reimbursed for all approved travel. Compliance with South Carolina landlord-tenant law, fair housing regulations, and all company policies and procedures. Maintaining accurate and current records in our property management platform for every unit in your portfolio.
Qualifications:
Minimum of two years of direct property management experience, ideally with a single-family or mixed residential portfolio. A valid driver's license in good standing and a reliable personal vehicle. This role requires regular travel to properties, and a vehicle is not optional. Demonstrated ability to manage a high volume of units without losing the details. Proficiency with property management software. AppFolio experience is a significant advantage. Strong written and verbal communication skills. You will be writing to owners, residents, and vendors daily, and the quality of that communication reflects on this company. Organized, deadline-driven, and comfortable operating with minimal supervision once trained. Must be able to report to our Greenville office every business day. This position does not offer remote work. A South Carolina Property Manager license is preferred but not required at the time of hire. Candidates without an active license are welcome to apply. We will support you in obtaining licensure, and your base compensation will increase upon successful licensure.
