Residential Property Manager (Full-Time) Perch Real Estate - Denver Metro Area Position Overview Perch Real Estate is a growing, boutique brokerage seeking a full-time Residential Property Manager to oversee a portfolio of rental properties across the Denver Metro area. This is a hands-on role for someone who is highly organized, responsive, and comfortable managing both the operational and people sides of property management. You'll work directly with tenants, property owners, and vendors to ensure properties are well-maintained and running efficiently. We're a growing company, which means this role offers flexibility, the opportunity to help shape systems, and strong potential for growth over time. Schedule & Structure Full-time, salaried position Typical hours: Monday-Friday, 9:00 AM - 5:00 PM Some evenings and weekends required as needed (showings, inspections, urgent issues) Flexible work environment with autonomy in managing your day Key Responsibilities Property Operations Manage a portfolio of residential rental properties Act as the primary point of contact for tenants and property owners Ensure properties are operating efficiently and in compliance with lease terms Maintenance Coordination Manage maintenance requests through Property Meld Coordinate vendors and oversee repairs from start to completion Ensure work is completed on time and to standard Tenant Relations Handle tenant communication through Zendesk Conduct property walkthroughs and inspections with tenants Navigate difficult conversations professionally (lease enforcement, disputes, expectations) Leasing & Turnover Manage leasing workflow using Tenant Turner and Rently Coordinate showings, applications, and applicant communication Oversee turnovers, inspections, and rent-ready process Financial & Administrative Utilize Buildium for property management operations and tracking Support rent collection and reporting processes Conduct inspections and documentation using RentCheck Software & Tools Buildium Property Meld Zendesk RentCheck Tenant Turner Rently Qualifications Active Colorado Real Estate License (required) License must be held with Perch Real Estate Prior property management experience highly preferred Extremely organized with strong attention to detail Ability to manage multiple properties, tasks, and timelines simultaneously Strong communication skills with both owners and tenants Comfortable handling conflict and having direct, sometimes difficult conversations Must have "thick skin" and the ability to stay professional under pressure Tech-savvy and able to quickly learn and utilize multiple software platforms Compensation & Benefits Salaried position (based on experience) Mileage reimbursement for property-related travel Opportunity for advancement as the company continues to grow Optional opportunity to earn additional income through real estate sales transactions Ideal for someone who wants to supplement income with deals while maintaining a stable base salary About Perch Real Estate Perch Real Estate is a boutique real estate brokerage serving the Denver Metro and Foothills.
