Retail Property Manager (Shopping Center Portfolio)

Competitive base salary + guaranteed 10% annual bonus + comprehensive employer-covered benefits Position Overview We are seeking an experienced and hands-on Retail Property Manager to oversee a portfolio of shopping centers and retail assets. This role is designed for professionals with a strong background exclusively in retail property management, who understand the operational nuances of retail environments, tenant dynamics, and customer-facing property performance. Key Responsibilities Oversee day-to-day operations across assigned retail shopping center properties, ensuring high standards of maintenance, cleanliness, and curb appeal Serve as the primary point of contact for retail tenants, fostering strong relationships and addressing operational needs to support tenant success and retention Coordinate and manage tenant build-outs, store openings, and renovations, ensuring timelines, budgets, and quality standards are met Conduct regular property inspections to ensure safety, code compliance, and a best-in-class retail customer experience Develop and manage annual operating budgets; track performance, analyze variances, and oversee CAM reconciliations Negotiate, manage, and evaluate vendor contracts (landscaping, janitorial, security, HVAC, parking, etc.) with a focus on service quality and cost control Partner closely with leasing teams to support tenant onboarding, renewals, and merchandising strategy execution Maintain accurate lease abstracts and ensure compliance with lease terms, including rent collections, escalations, and tenant obligations Oversee and coordinate capital improvement projects specific to retail environments, including façade upgrades, common area enhancements, and site improvements Collaborate with internal teams (asset management, accounting, leasing) to align property operations with ownership goals Qualifications Minimum 3+ years of direct experience as a Property Manager managing retail shopping centers (required) Retail experience must be the primary focus—candidates with predominantly multifamily, office, or mixed-use backgrounds will not be considered Strong understanding of retail property operations, tenant relations, and shopping center performance drivers Proficiency in property management systems such as Yardi, MRI, Building Engines, and Microsoft Office Suite Solid knowledge of lease administration, CAM reconciliations, and financial reporting Compensation & Benefits Competitive base salary aligned with experience and market benchmarks Guaranteed annual bonus of 10% of base salary Employer-covered benefits package, including medical, dental, vision, and additional wellness offerings Opportunity to work with a growing retail portfolio and gain exposure to high-impact assets Disclaimer The job title and scope of this position have been updated to better reflect the specific focus on retail property management.
